Massive service station, food court approved for Charlton

TOOWOOMBA Regional Council has approved plans for a massive staged development that will eventually include service station and fast food outlets, transport depot, workshops, truck wash, weigh station, and a caretaker's residence.
Proposed on land at Steger Rd, Charlton, the eight and a half hectare development by SW O'Brien Holdings Pty Ltd will join a growing number of truck stops and service stations near the Warrego Hwy at Charlton.
The first stage would include a service station, along with food and drink outlets.
The lodged plans show the service station would include a large dining room, surrounded by six tenancies.
The project's second stage would involve the development of a warehouse and transport depot.
Stage three of the development would include workshops, a car wash, and caretaker's residence, with the total carparking spaces proposed for the development numbering 207.
Plans show four access points are proposed, connecting to Steger Rd.
No submissions for or against the development were made during the public notification period.
A council officer assessing the application wrote "the proposed development was assessed against the relevant assessment benchmarks of the Planning Scheme and was found to generally comply".
"In instances where the application has not demonstrated compliance with assessment benchmarks, reasonable and relevant conditions have been recommended to ensure compliance."
SW O'Brien Holdings had previously been approved for a similar development on land adjacent to the current site.
According to documents lodged with TRC, "commercial reasons" were behind the decision to move the development down the road.
The company has lodged a development application to subdivide that parcel of land on the corner of the Warrego Hwy and Steger Rd into six lots.
