THE South Central Apartments have hit the market after the residential tower's grand opening last night.

The new property, located at 677-683 Ruthven St, includes 25 units, a cafe and several commercial tenancy spaces.

South Central owner Barry Bernoth said the tower offered something new for Toowoomba buyers.

"I'm pleased that we are able to contribute something worthwhile to Toowoomba and something that's different," Mr Bernoth said.

"From what I understand it's the first mixed use project that has been completed in Toowoomba at this point of time - and I don't think it will be the last.

"I think it's a good concept and other people will do it, hopefully we might have an opportunity to do something else and replicate this."

Mr Bernoth said the tower's placement added to its appeal.

"You have two bedrooms, two bathrooms - it provides a lot of variety as far as living is concerned," Mr Bernoth said.

"It suits couples who want to live here and it suits investors - its close proximity to the city makes it different from a lot of other apartments available in Toowoomba.

"We're seeing it in its early days - when we get a few more of our retail tenants installed, particularly the cafe, it will be a nice addition to the lifestyle this building offers."

SnapFitness and Stellarossa are confirmed ground floor tenants, while the property's office space has also been filled.

LJ Hooker director Julie Stewart said the tower had attracted plenty of interest.

"We originally started to rent them during (the pandemic) as we were unsure of the sales market," Ms Stewart said.

"We were blown away - we've rented 13 but we could have rented them over and over again, there's still demand for them.

"We've ceased renting and launched into sale - they're now on the market and we've sold three prior to the launch."

Ms Stewart said there were still 12 owner-occupier apartments on the market, and 10 with tenants.

"It's a product that is not in Toowoomba, so we think it will be well received," she said.

"(LJ Hooker) is actually a tenant here, and it's an amazing development."
