As more and more people choose to live out their A Country Practice dreams, rural properties are being snatched up with some record sales. See what has been sold in the past month.

As the economy slowly starts to bounce back from the repercussions of the Covid-19 pandemic, more Australians are branching to regional and rural areas.
With the hoping of escaping the at times cramped living styles in metropolitan areas, rural properties are continuing to be purchased with less time on the market.
In the past 12 months, parts of the region have seen a 20 per cent or more spike in home values.
Oakey homes have gone up 22.5 per cent, Cambooya 30.4 per cent and Fernvale properties 32.6 per cent.
Here’s a list of rural properties that have been purchased in the last month.
10 Mary Drive, Murphys Creek
A smaller block on just 1.5 acres, this stunning property was sold for $850,000 on December 7, 2022.
Built in 2016, this five-bed, two-bath brick home on 10 Mary Drive, Murphys Creek comes with a steel-framed shed, water tank and carport suitable for eight cars.
The property was sold by Dawn Heidrich at Dawn properties, and had previously been sold for $117,000 in 2010.
12040 Warrego Highway, Oakey
This rural cropping property, known as East Lanewood was sold on December 23, 2022 by Ray White Rural Oakey.
Situated at 12040 Warrego Highway near Oakey on 85 acres, the property has a three bed, 1 bath home, with steel portable cattle yards and multiple shedding, machinery and hay sheds.
It was sold by Geoff Byers and Errol Luck.
10 Cockatoo Drive, Adare
This 1.8 acre lifestyle property on the Lockyer Valley was recently purchased for $650,000.
The five-bed, two-bath home on 10 Cockatoo Drive in Adare was sold on December 16, 2022, with it said to be in a flood-free area of Adare and perfect for anyone looking to take advantage of the land. It was sold through Paul Barton with Homes By Budget.
108 Heiligs Road, Lilyvale
This 100-acre lifestyle farming property on the outskirts of Toowoomba sold for $1.6 million on December 21, 2022.
The three-bed, one-bath Queenslander on 108 Heiligs Road in Lilyvale is joined by multiple sheds, barns and tanks, perfect for those looking to settle into the farming life.
It was previously sold in 2021 for $4.5 million, and it’s recent sale was processed by Ray White Rural Crows Nest.
12 Legend Drive, Adare
Another smaller rural property, this three-bed, one-bath home sits on a 2.8 acre property in the Lockyer Valley.
With sheds, green houses, solar systems and full fenced boundaries, this property on 12 Legend Drive, Adare was sold by Christianna Barton of Homes By Budget for $525,000 on December 22, 2022.
30 Colquhouns Road, Lower Tenthill
Backing onto Deep Gully creek, this 40-acre property in Lower Tenthill had been owned by the same family for more than 30 years before it was sold on December 10, 2022.
With a four-bed, two-bath house located on the 30 Colquhouns Road property, owners also have three rainwater tanks, a private dam, and multiple fenced paddocks.
The property was sold for $710,000 by Dawn Heidrich from Dawn Properties.
Lot 25 Old Ropeley Road, Ropeley
Commonly known as Ropeley Park, this stunning Livestock property sits on 50 acres within the Lockyer Valley.
With a section of wetlands on the Lot 25 Old Ropeley Road grounds, the property was sold for $500,000 on January 19, 2023 by Wire Property Agents.
888 Inverramsay Road, Goomburra
A rural farming property known as TopTon was sold by LJ Hooker Warwick on December 14, 2022 for $970,000.
The 318-acre property on 888 Inverramsay Road, Goomburra near Warwick has a four-bed, one-bath house, four-bay machinery hay shed, bore and water tanks and more.
392 Canningvale Road, Canningvale
Southern Downs Realty sold the five-acre Canningvale property on December 12, 2022 for $490,000.
The stunning three-bed, one-bath timber home is joined by 20,000 gallons of rainwater storage, as well as a fully fenced property perfect for those wanting to get back into the country.
737 Top Swanfels Road, Swanfels
Backing onto Swan Creek with a stunning panoramic view of the valley, this 38 acres of pristine land was sold on January 11 for $1.6 million.
With a machinery/hay shed, rain water storage and more than a kilometre of creek frontage, 737 Top Swanfels Road in Swanfels also has a four-bed two-bath home perfect for a family looking to escape the bustles of metropolitan areas.
The property was recently sold by LJ Hooker Warwick.
234 Mountain Road, Bony Mountain
Commonly known as Coolamon, this 160 acres of grazing country near Warwick was sold on December 8, 2022 for $1 million.
With a stunning five-bed, two-bath single storey home, 234 Mountain Road, Bony Mountain has more than a dozen paddocks, three dams, a large shed and established water security.
It was sold by Ray White Rural Warwick.
143 Glenbuckie Road, Talgai
At almost 73 acres, the 143 Glenbuckie Road property at Talgai was sold by Ray White Rural Warwick on December 12, 2022 for $590,000.
With a dam and rain water tanks on site, the property has three cultivation and two grazing paddocks attached, as well as a four-bed, two-bath home.
It was previously sold in 2014 for $70,000.
255 Wyreema Cambooya Road, Wyreema
The Ednavale Homestead at 255 Wyreema Cambooya Road, Wyreema sold on December 22, 2022 for a whopping $2.1 million.
Sitting on almost 60 acres, the property is perfect for crops or rearing animals and has a beautiful five-bed, two-bath homestead with a separate self-contained workers cottage named the Hut.
The property was sold by Webster Cavanagh Rural Toowoomba, and was previously bought in 2020 for $1.525 million.
145 Southbrook Felton Road, Southbrook
Sitting on 80 acres near Pittsworth, Aussie Park was sold by Webster Cavanagh Rural on January 12 for $980,000.
Based at 145 Southbrook Felton Road in Southbrook, the property consists of a three-bed, one-bath brick home, large sheds, cattle yards, stables and more.
157 Naumann Road, Southbrook
On a 231-acre block, Normsdale is a gorgeous cropping property with waterways and gullied weaving between the paddocks.
The Eastern Darling Downs property at 157 Naumann Road, Southbrook was sold on January 5 by Ray White Rural Pittsworth for $1.4 million.
The site has water tanks, activated bore water, sheds, and a three-bed, one bath brick and hardiplank home.
163 Ravensbourne Dip Road, Ravensbourne
With an array of beautiful native wildlife and clean flowing water near a national park, it’s no wonder 163 Ravensbourne Dip Road, Ravensbourne was snatched up.
The 39-acre property was sold on December 6, 2022 for $960,000 by Wire Property Agents, and features a two-bed, one-bath house with stunning views of the valley in a subtropical rainforest environment.
2323 Dalby Cooyar Road, Kaimkillenbun
A 243-acre irrigation farm north of Dalby was recently sold by Wire Property Agents for $1.8 million.
Situated at 2323 Dalby Cooyar Road at Kaimkillenbun, the property holds a five-bed, one-bath homestead, multiple sheds and cattle and sheep yards.
The property was sold on January 10, 2023.
Lot 11 Wieambilla Road, Wieambilla
A vacant 149 acres near the site of a gruesome police shootout was sold for $120,000.
Officially off the market a week after two police officers and a concerned neighbour were killed at a nearby property, Lot 11 Wieambilla Road in Wieambilla was properly fenced off with power access to the site. It was sold by First national Real Estate Surat Basin – Chinchilla on 21 December 2022.
3 Heron St, Laidley Heights
With stunning mountain views, this three-bed, one-bath property was sold on January 18 for $570,000.
With about 1.5 acres to explore, the 3 Heron St property in Laidley Heights has multiple sheds, rain water tanks and a large greenhouse with a chook pen.
It was sold by Ray Bachmann Real Estate.
31 Arlington Way, Kensington Grove
A relatively new established property, 31 Arlington Way at Kensington Grove was sold for $820,000 on January 20, 2023.
With a large Colorbond shed, a solar panel system and a four-bed, two-bath home, this 1.2 acre property was sold through 83 Property Plainland.
It was previously sold in early 2022 for $800,000.
