In yet another sign of Adelaide’s tightening housing rate, the luxury city-fringe apartment tower is almost full before it’s even finished.

A $120 million luxury apartment tower at Kent Town has hit its peak just a year after construction kicked off — and most of it is already snapped up.
The 12-storey Parkline development officially “topped out” on Thursday, with 80 per cent of the 61 high-end apartments already sold and the penthouse suites expected to go fast.
Soaring 43m above Dequetteville Terrace, the flashy new build will welcome its first residents by the end of the year.
Led by Adelaide-based developer Chasecrown and constructed by global firm Multiplex, the tower is a major addition to the city-fringe skyline.
“Parkline has been designed to respond to the evolving needs of contemporary urban living in Adelaide,” said Chasecrown director and project architect Louis Kanellos.
“With a focus on sustainability, comfort and community, the design integrates carefully considered materials, generous natural light and thoughtfully curated spaces.”
Housing Minister Nick Champion said projects like Parkline were crucial to tackling the state’s housing crunch.
“Developments like this not only boost our housing supply but also invigorate local communities and support a vibrant urban lifestyle,” he said.
“The all-electric building is capable of net zero operation, thanks to a 7-star average apartment energy rating and a power system that can avoid the use of fossil fuels for heating, cooling, hot water and cooking appliances.”
The project’s sustainability features include solar panels, green walls, home automation and EV charging.
The development also features 1200 sq m of commercial space and shared areas for co-working and events.
Since July last year, a 136-metre tower crane has completed more than 18,600 lifts to get the structure to its full 43m height.
Construction has so far involved more than 150,000 labour hours, the installation of 1949 curtain and window wall facade panels, and the use of 620 tonnes of reinforcement and structural steel.
Thirty-two suspended slab pours have been completed across the 12 storeys, and around 6000 cubic metres of concrete, the equivalent of roughly 750 truckloads, have been poured onsite.
