Whitsunday council approves Cannon Valley Views residential lots

A Sydney accountant has approval to create a new residential subdevelopment out of untapped Whitsundays land bordering a state forest and only minutes from Airlie Beach.

A Sydney-based accountant and tax adviser has approval to create a new residential subdevelopment out of untapped Whitsundays land.

Whitsunday Regional Council has signed off on plans from Adrian Abbott, the director of Cannonvalley Views Pty Ltd, to subdivide 46.8ha of land in Riordanvale.

Documents state the property “rises up into the mountainous area west of Sugarloaf Rd” and is located east of Dryander State Forest about 5km west of Cannonvale and Airlie Beach and 14km north of Proserpine.

The eastern side of Mr Abbott’s land at 461 Sugarloaf Rd will be carved into 20 rural residential blocks to become Stage 2 and 3 of Cannon Valley Views.

Plans show 19 of the blocks range in size from 4000 sqm up to 6500 sqm with another measuring 1.56ha, leaving a 32.5ha balance lot on the western side of the property.

Lots 105 to 109 plus 121 to 124 will be rolled out in Stage 2 along with a temporary turnaround area at the end of a sealed access road.

Stage 3 will include the release of lots 110 to 120 plus an upgrade of the turnaround area into a cul-de-sac.

While sale prices are yet to be revealed, other blocks between 4000 sqm and 2ha near Airlie Beach start from $265,000 and reach up to $895,000.

Documents state each of the lots – which were configured to mitigate environmental impacts on the existing Bullock Creek and gullies – will be connected to internet and electrical infrastructure.

They further state the subdivision was planned to be “sympathetic” to the surrounding landscape with houses anticipated to be low-rise and no more than 8.5m above ground or 10m on slopes that exceed a 15 per cent gradient.

Access to the subdivision will be off Sugarloaf Rd and Cannon Valley Rd, both of which connect to Proserpine Shute Harbour Rd, with a school bus service already running to Sugarloaf Rd.

Documents detail studies that were completed prior to the project receiving council approval including flora and fauna surveys to identify the presence of the endangered Proserpine Rock Wallaby and a near-threatened variety of the Rhodamnia Jack fruit tree.

Neither were found where the subdivision is going but the council has stipulated that further flora surveys be done before any land is cleared.
