Buyers concerned about the rapid increases and uncertainty surrounding building costs in north Queensland can now secure an off the plan waterfront home in the Whitsundays for a fixed price.

The Shute Harbour Marina Resort have just released their new collection of luxury house-and-berth packages which are now selling for $3.45 million each.

With building costs on the rise, the fixed price translates to complete buyer security.

“People are worried about the cost of construction, but these are at the developer’s risk,” Rob Taylor from Taylor Property Specialists said.

“So it gives the lucky few an opportunity to lock something in for the future knowing it is not going to cost anymore.

“It’s first in best dressed,” Mr Taylor said.

Once secured, options for a designer home will be available in two distinct layouts, ‘The Tropicana’ and ‘the Whitsundays.’

A two storey layout with high ceilings, ‘The Tropicana’ has a 295m sq floor plan featuring two pavilions connected by breezy walkways.

It also has 3.5 bathrooms, a double-car garage and plunge pool.

‘The Whitsundays’ has a similar floor plan while also boasting water views and an 8 x 2.5m swimming pool overlooking the marina.

The $350 million Shute Harbour Marina Resort master plan features a total of 58 luxury waterfront residences to be built along the foreshore.

When completed, the marina village will comprise mixed retail and commercial Pier 61, restaurants, cafes, and swimming pool, as well as managed apartments with resort club facilities for berth owners.

Mr Taylor says the Shute Harbour Marina Resort development is “one of the most exciting developments in north Queensland in years.”

“Not only are the Whitsundays at your doorstep, but these homes will be just a short stroll from Pier 61, a world-class mixed use marine village that will be the commercial and retail heart of Shute Harbour Marina Resort.”

The fixed-price collection comes on the heels of the recent success of a preliminary residential release at the resort which was launched on April 30 this year which generated more than $21.5 million in sales contracts issued.

“The market has responded well to our preliminary release of residences, and that’s testament to the vision we have created for the location, which is in the heart of Australia’s boating playground,” Shute Harbour Marina Resort managing director Sam Wade said.

Just one of $13.5 billion worth of planned developments across the region, a research report by the Aurelius Marina group said it supports an elevated rate of population growth in the Whitsundays which is set to continue over at least the next two decades.

“Australians have a growing appreciation of the region and everything it has to offer in terms of lifestyle and growth potential,” Mr Wade said.

“With the growth we have seen over the past three years, and with the level of investment currently under way in North Queensland, the Aurelius report presents a compelling case for continued growth in the Whitsunday region, particularly as international tourism begins to regain its momentum.”
