YOU'VE heard of Prossie Pride, but what about Proserpine potential?

With a current local market Spanny's Real Estate agent Graham Padgett described as "stagnant”, the opportunity for entrepreneur and new businesses to open in Proserpine is alive and well with a new lot for sale on the main street.

The former site of much-loved Cafe 22, number 22 Main St is up for grabs advertised for $150,000 online. When operating, the business was a thriving lunch time hub.

Mr Padgett said it would be nice to see a unique business buy the lot to encourage foot traffic through the town.

"I think the town could do with more cafes and smaller retailers that stay open on weekends. The town is also in need of an electrical retailer to help keep business in town and save people the trip to the beach,” he said. Marketed as an ideal spot for a food van, outdoor coffee area or working-man's bar, the site will also come with free pre-drawn cafe plans the previous owners invested in.

Lot 22 adds to the two other lots also up for grabs on Main St with similar asking prices.

"There are not many places you can buy on the main street for that price, certainly for starting up a business it is a lot more affordable than Airlie Beach's main street,” he said. Recently Jade's Temple Tattoo and Piercing begun the revival of Proserpine's Main St when the business opened for the first time in April.

Mr Padgett hopes to see the trend continue.

Business owner Dennis Feijo said the sale and future development possibility was good news for local business.

"We want it filled, we want all the businesses filled,” he said.

"It will be good for everybody and attract more people.”
