Owner-occupiers and super funds the target of new Coast development

OWNER-occupiers and super funds are the target market for Equinox Place, a $4.5m industrial warehouse unit complex nearing completion at Sunshine Coast Industrial Park (SCIP).

Equinox Place has been designed to appeal to the small business operator or to occupiers with a need for personal storage.

The complex is being built by RC Developments, owned by Colin Williams, who also developed the nearby Primex Biz Hub at 38-40 Claude Boyd Parade, Bells Creek.

Mr Williams moved his business North Sun Commercial Interiors to SCIP in 2013.

RC Developments site manager Jack Williams said the 14 Equinox Place units are "man cave" size, built for people needing space for permanent storage of personal effects, furniture and larger goods, including trailer boats, caravans and RV's.

Equinox Place comprises 11 units of 135sq m, one of 176sq m and two units of 324sq m each, the latter being coupled with 169sq m of concrete hardstand.

Each unit has a glass frontage with an entry door, together with a high roller door entrance into a clear span warehouse/workshop area. Each unit has its own amenities and kitchenette. The development also includes 34 shared car parking spaces.

"We've found there is more of a demand for this type of unit as people downsize and buy apartments or smaller blocks of land where storage is limited," Mr Williams said.

There has been strong interest in the property to date. However, as the project approaches its anticipated December completion, there are still units available.

Sunshine Coast Industrial Park marketing agent Glen Grimish of CBRE said the units are ideal investments for self-managed superannuation funds.

He said RC Developments had shown faith in the State Government's 70ha industrial and commercial location south of Caloundra, which is now home to more than 60 individual businesses; many of them choosing SCIP for its proximity to the Bruce Highway.

Mr Grimish said businesses including Sunbus, CSR Gyprock, Tellam Civil Products, Tropic Asphalts, Eniquest Energy Solutions, Kitchen Contours, Beel Welding & Fabrication, Suncoast Aero Engines, One Stop Joinery, Grambower Concrete and Orora Fibre Packaging have all established operations within SCIP over the past five years, and the migration of local businesses to The Park was a continuing trend.

SCIP is located near Stockland's $5billion master-planned residential community, Aura. Within the display village, there are 40 new homes designed by leading builders and architects. Stockland has also released allotments in the first two land releases.

Aura will ultimately be home to 20,000 new dwellings, 700ha of nature and conservation areas and a 90ha commercial and retail city centre.
