Plans for Peregian Springs village centre open for public submissions
Plans for a large-scale development have gone out for public submissions, as the developer reveals a major shake-up to prioritise health services over “pokie gaming”.

A large-scale development is now open for public submissions after the developer made changes to move the project away from pokies and gaming to focus on gyms and health offerings.
The development planned for 6 Koel Circuit in Peregian Springs opened up for the public to have their say last week, revealing the developer’s (Billy Lids Australia Pty Ltd) new direction for the site.
Planning documents show, if approved, the project would include 78 residential dwellings, a restaurant, health services, indoor recreation and retail outlets.
According to the planning report the village centre would offer a range of community facilities.
“The overall form of the Centre is intended to compromise: a dominant ‘core’ of major retail, commercial, community and recreation uses on the large ‘gateway’ site,” the planning report stated.
“The Village Centre shall also include complementary business and services, as well as including civic, community and entertainment facilities.”
According to the public notice, the site has an existing approval for 50 units and a tavern, however the new plans show the tavern would no longer be built if the development is approved.
The move away from the tavern proposal comes after the developer reviewed the local demographic, describing more demand for gyms and health services opposed to “sportsmans taverns” with “pokie gaming”.
“Since the approval for the Hotel (Tavern), the owner has reassessed the need and viability of the approved use,” the planning report stated.
“Positive discussions have been undertaken with the owners of the adjoining ‘Coles‘ anchored shopping centre - to ensure the commercial mix is viable and meets the needs of the community.”
The revised plans fall within the area’s building height limits, the planning report stated.
The public submissions will close on July 21.
