THE NEXT stage of the region's newest city is about to be created.

Stockland's Aura development at Caloundra South is set to progress with 100 residential lots about to released in the first stage of the Aura Central Precinct.

It's located just south of Caloundra South's first suburb, Baringa, which experienced strong sales and welcomed the opening of its first state primary school last week.

The Aura Central precinct will eventually house up to 30,000 people in a mix of homes, apartments, townhouses and retirement residences.

The first stage will accommodate about 300 people and the entire $5 billion Caloundra South development, to be built over the next 30 years, will eventually accommodate 50,000 people.

Aura project director Adrian Allen said Stockland would pour in more than $60 million to the Aura Central precinct over the next year.

Once local and state planning approvals are secured Mr Allen said they hoped to start construction of the Aura city centre in the next three years.

The new city centre will include an 11ha Southbank-style parkland and swimming lagoon, playgrounds, picnic areas, community facilities and open spaces as part of the People's Place precinct.

Major shopping and transport hubs will also be included in the central zone, with a major retail centre proposed consisting of 87,000sq m of retail space and 50,000sq m of commercial space.

A transit centre including proposed train station will also connect residents, while a network of cycleways and paths, including the continuation of the Aura Veloway are all slated to be built as part of the next stage of development for the 24sq km site.
