$36million residential and commercial project gets under way on the banks of Lake Kawana

IT was one of the first projects to be announced in the Birtinya precinct and took advantage of the long lead-in to adapt the final design to market needs.

The much anticipated Moko mixed use residential and commercial project located on the banks of Lake Kawana at Oceanside Birtinya has started construction.

This follows strong sales of the project that is valued at $36million.

Moko includes a combination of 55 apartments, townhouses and sky homes along with 1704sq m of retail and commercial space.

Being a Sunshine Coast-based development Moko was able to apply some forward thinking and understand the impact the $1.8billion Sunshine Coast Public University Hospital would have on Birtinya.

Convenience supermarket Foodworks and a café have already committed to 532sq m of the project while further retail space is available for a waterfront restaurant and specialty shops including health and beauty day spas, hairdressers, bakery, fashion outlets as well as consulting rooms.

Moko spokesperson Greg Tuckwell said Hutchinson Builders team were now on site with the start of construction of The Residences townhouses.

"The Residences includes 11 three-bedroom, double-garage townhouses with private use courtyard, the majority of these buyers are owner occupiers who will be able to enjoy the enviable lifestyle on offer by late 2017," Mr Tuckwell said.

Hutchinson Builders area manager Michael Michell said his team was pleased to start the lakefront development.

"We are really excited by the opportunity to commence construction at Moko, we have great experience with similar projects here on the Sunshine Coast including Sea Pearl at Mooloolaba and White Shells Apartments in Marcoola.

"The design of the Moko project is excellent and from a lifestyle point of view it represents a tremendous opportunity because of its great north facing waterfront location as well as its close proximity to the recently opened Sunshine Coast University Hospital and the proposed Town Centre," Mr Michell said.

Mr Tuckwell anticipated there will be an average of around 80 workers on the Moko site each day during construction of the staged development.

"We understand the importance of projects like this to the region and we have asked that where possible employment and procurement opportunities should be sourced locally," Mr Tuckwell said.
