Proposed plans for a four-storey development, which would contain 12 individual units, to replace a home in a quiet suburban Beerwah street have been submitted to the Sunshine Coast Council.
The plans for the development were submitted by Adams and Sparkes Town Planning to the council in February 2024.
The Beerwah block, which spreads over 916 square metres with approximately 20 metres of street frontage, is owned by Manuel and Rosemary Armesto.
Property data shows the home at 9 Laurel St, Beerwah last sold in June 2011 for $320,000.
If approved, the current three-bedroom home would be replaced by a total of 12 units, comprised of six three-bedroom units, three two-bedroom and three one-bedroom units.
The town planning report describes the development as being “sympathetic” to Beerwah’s “modern country town character”.
“The development is sited and designed to take advantage of its location with large windows and balconies orientated to take in views of surrounding parks and areas of mature vegetation,” the town planning report states.
“This, along with ample subtropical landscaping and large private and communal open space areas will ensure an attractive living environment for residents.”
According to the town planning report the proposal is located in an appropriate zone and has sought to include space to accommodate 19 car spaces on the site.
“The subject site is located within the High Density Residential Zone of the Beerwah Local Plan Area,” the report states.
The documents submitted to the council describe Laurel St as a local road with a “low number of daily traffic movements” and the unit block would not include high fences or walls facing the street.
“Only a small section of wall is proposed to accommodate the development’s street number and letter boxes. This will assist the development to appropriately address the street,” the report states.
