An architecturally-designed home on the Capricorn Coast has been snapped up by a Rockhampton family for $1.2 million before it went under the hammer.

A Capricorn Coast home has sold to a Rockhampton family for $1.207 million.
The property, at 37 Saltwater Court, Mulambin, sold on January 25 through The Agency CQ.
Principal Todd Brandon said the home sold prior to the auction.
“After the first weekend we had about 10 or 12 local buyers walk through it and two of the buyers wanted to negotiate prior to the auction,” Mr Brandon said.
“We closed offers off on the Wednesday after the first open and subsequently the property went under contract and it sold.”
He said the home sold to a Rockhampton family.
“They just wanted a lifestyle home, which they got,” he said.
“They are a gorgeous couple and I am sure they are going to love living there.”
The two-level property has four bedrooms, an office and three bathrooms on a 1885 sqm block with Mulambin Creek to the rear of the property and Mulambin Beach just a short stroll down the road.
The living and dining area features pine-lined ceilings, clerestory windows, polished hardwood floors and glass stacker doors that open onto a timber deck overlooking the gardens and in-ground pool.
The internal timber stairs lead downstairs to a large entry foyer, expansive media room, bedroom, bathroom, study, laundry, garage, and games room opening to a large patio.
“It was just an incredible property,” Mr Brandon said.
“I think people are still seeing good value in our region.
“Particularly with that one, there was mostly local buyers wanting a coastal change or to upgrade what they currently live in.
“But we are seeing strong interest from out-of-town buyers, people moving from down south and seeing good value in the property market.
“The high end of the market is still pretty good buying considering all of the features you get for a $1.2 million home.”
