Bouldy Hotel, Central Hotel in Rocky council unpaid rates auction list

Two pubs and 17 commercial and residential properties have been advertised to be sold at auction later this month after failing to pay rates for more than three years. SEE THE FULL LIST AND AUCTION DETAILS.

Two closed country Queensland pubs have made the list of properties to be sold by Rockhampton Regional Council in a bid to recoup unpaid rates at a public auction, along with 15 other commercial and residential properties.

The Bouldercombe Royal Hotel and Central Hotel in Koongal have both been closed for many years with council now within legal rights to sell the land, including the buildings, to recoup unpaid rates debt.

Under the Local Government Regulation Act, council has the authority to sell land to recover rates and charges that have been overdue for three or more years.

Overdue notices were sent to property owners in November 2022, following a Notice of Intention to Sell in February, which at the time involved 50 properties owing a totalling of about $1 million.

A notice was published on June 6 advertising 20 properties that would be sold unless all overdue rates, interest and amounts were paid immediately.

As of June 7, only three properties have been removed.

The Bouldy Hotel closed suddenly in October 2018 and has been shut ever since, with local volunteers maintaining and mowing around the property so it did not become unsightly and due to wildfire and bushfire concerns.

The company that owned the pub, Roly Investments Pty Ltd, filed for liquidation soon after, owing $805,000 to creditors.

The company director and property owner, Roly Gooding, then filed for bankruptcy, citing the closure of the pub was due to the rise in electricity prices.

The property then went into the hands of the Australian Financial Security Authority as the official trustee.

In December 2021, AFSA told The Morning Bulletin it was undertaking a review of the property which included a potential sale, which never came to fruition.

It was last listed for sale from 2016 to 2019 for $600,000.

There is limited information available about previous sales.

The hotel features include a bottle shop, internal dining room, beer garden and BBQ area and four budget rooms upstairs.

The Royal Hotel was built in 1897, making it more than 125 years old.

It was originally built by Samuel Heiser and was first situated halfway along Mt Usher Rd and is believed to have been shifted in 1930 to its present location.

The vacant land around the hotel including a campground is also on the auction list, however according to real estate data, it was sold for $200,500 on June 5 by Jade Carr of LJ Hooker Rockhampton.

Over in North Rockhampton, the Central Hotel in Koongal has been closed possibly as far back as 2016.

At the time it was quite popular for karaoke.

The current owner bought the pub in 2018 for $137,500.

Before then it had sold two years prior in 2016 for $200,000, and in 2005 for $220,000.

In 2003, it sold for $130,000 and the first recorded sale was in 1992 for $595,000, which may have been its heyday.

The hotel has been around since the war years and was once a very popular watering hole for nearby meat workers.

It was owned by Eric and Barbara Bambrick in the 1940s and once had open verandas around the front.

The verandas have since been removed but the shape of the structure can still be recognised from old photos.

In the 80s, it was renamed to Capricorn Town and Country hotel and changed back to Central Hotel at some point.

According to a 2018 real estate listing for the Central Hotel, the two-storey venue has 10 boarding rooms upstairs, a main bar, bistro/function room and a drive-through bottle shop.

It also mentioned the hotel was not currently operating and “would require significant renovation to re-open”.

The property sits on two titles over a 1602 sqm corner allotment with dual street access.

The public auction for the properties will be held at 10am on June 21 at City Hall in Bolsover Street.
