SUNSHINE Coast ratepayers will not foot the bill for the huge Caloundra South development, mayor Mark Jamieson has told ABC radio today.
Mr Jamieson said the council was planning for another 150,000 people in the region over the next 20 years.
The population of the Coast is around 300,000.
Major projects include Caloundra South, which will become home to another 50,000 people.
There is also major development planned for the Maroochydore CBD and the $2 billion Kawana Hospital precinct.
Mr Jamieson told the ABC that an agreement between the State Government and Stockland developers over Caloundra South was due soon.
"It has been a long, drawn-out process. This has been something we had expected to have resolved some time ago."
Ratepayer groups and the council have raised concerns that Stockland will not pay the full cost of the development.
There have been concerns that the developer could leave the council with a $500 million shortfall.
Local Government of Queensland boss Greg Hallam previously warned that four priority development areas were being given special deals which would mean developers pay less in infrastructure charges.
Stockland has maintained it will pay its fair share of costs while it says the project will bring the region much needed jobs, schools, and other facilities.
The Caloundra South Priority Development Area (PDA) was declared 22 October 2010 and covers 2310 hectares.
It is located south of the existing Caloundra urban area, the Caloundra Aerodrome and the Sunshine Coast Regional Business and Industry Park.
The Bruce Highway forms the western boundary and Bells Creek Road forms the southern boundary.
The Caloundra South PDA will become a community providing approximately 20,000 dwellings to house a population of approximately 50,000 people.
Mr Jamieson told the ABC on Wednesday that ratepayers would not have to cover the costs of the development.
"We've worked very hard with Stockland, the developer, to nail down all those issues," he said.
"I'm confident that we'll reach a final position on that shortly."
