Warwick Road, Yamanto development: 4x4 equipment store and servicing centre with bulky goods store in progress

A commercial development on a busy Ipswich road will include a 4x4 equipment and accessories store, service centre, bulky goods store and a warehouse.

A new retail development is taking shape in an expanding Ipswich suburb and will be built between a huge shopping centre which opened earlier this year and another which is set to welcome its first customers in five years’ time.

Cooper Property Group has submitted a development application to Ipswich City Council concerning land over 448-454 Warwick Road in Yamanto.

It is seeking approval to construct a single-storey building on a 7000 m2 site to be used by a bulky goods business with warehouse space.

“Tenants for the respective uses have yet to be determined, and accordingly the exact internal layout of development is still to be finalised,” the application noted.

“The final internal design of the respective tenancies may include additional facilities such as ancillary office space, staff break rooms and amenities.”

It will be constructed next to a building already going up on the same site, which was approved in 2019 as a 4x4 equipment and accessories store and service centre.

Both buildings are planned to operate between 7am-6pm Monday to Saturday and 85 car parking spaces are proposed all up.

“Vehicle access will be via the crossover currently under-construction in the centre of the site to the Warwick Road service road and will not involve new or changed access to the Warwick Road service road,” the application noted.

The site is next to a retail hub which includes fast food outlets KFC and Hungry Jacks.

“Land to the north of the site, on the opposite side of Warwick Road, comprises vacant land identified under the Planning Scheme for future business and industry uses,” the application stated.

Land to the south of the site is vacant and used for the storage of vehicles and land adjoining the western boundary houses a Lifeline store.

The first building approved for the site will have a total gross floor area of 1610 m2 and take up about 20 per cent of the land.

“(It will) accommodate a retail/commercial area for 4x4 accessories and equipment as well as a fitting/servicing area for vehicles,” the original application noted.

“The retail/commercial component of the development will be orientated towards Warwick Road, whilst the proposed fitting/servicing area will be located at the rear of the building.

“The equipment and accessories that will be sold on the site include roof racks, tyres, fuel tanks, canopies, bull bars etc as well as a range of smaller items such as lights etc.

“The rear portion of the (building) have a gross floor area of 1,075 m2 and will be to the south of the retail area.

“This area of the building will cater for the fitting of equipment and accessories as well as the general servicing of vehicles.”

A huge new retail precinct one kilometre away bounded by Warwick Road, Saleyards and Hall Street has now been given the green light by the council.

Yamanto Central shopping centre, which forms part of the growing Yamanto Town Centre development, is 1.5 kilometres the other way on Warwick Road.
