Unit complex given approval by Ipswich council on Albert Street in Goodna

A UNIT complex has been approved by Ipswich City Council but original plans were altered with concerns raised by local residents about a potential loss of privacy from the two-storey development.

The development application regarding a 4596 m2 block of land in Goodna was submitted to the council in 2019.

The council has given the tick of approval for the 12-unit development at 33 Albert Street, subject to conditions being met.

“The lot is currently improved by a single residential and is bound by low density residential development to the north, west and south, and Albert Street to the east,” the council memorandum noted.

“The dwellings are dispersed evenly across the development site and are to be set back a minimum of 22m from the site frontage.

“The proposed development represents a dwelling density of approximately 26 dwellings per hectare, which is in excess of the dwelling density envisaged by the Residential Low Density Zone (for the area).

“Notwithstanding, the proposed development is considered to comply with the specific outcomes of the Zone Code as the subject site is located within 500 m proximity of a major centre, public and private schools, and a public transport route.

“Goodna is identified in the South East Queensland Regional Plan 2017 as one of several key locations in southeast Queensland in which to focus density, due to its convenient access to public transport, employment and services.”

The development will have a total of 25 car parks, including the covered garages within each unit.

The council received five properly made submissions with concerns raised about the complex potentially impacting the privacy of surrounding homes and increasing flooding on Albert Street and Smiths Road.

The applicant amended its proposal from two-storeys down to one.

“In conjunction with a 1.8m high acoustic fence to be constructed along the southern boundary, it is considered that the amended development proposal will not result in overshadowing or a loss of privacy for neighbouring dwellings,” the council report noted.

“The applicant has submitted a stormwater quantity management report, prepared by a suitably qualified RPEQ, which identifies stormwater mitigation measures (including an onsite stormwater detention tank) to maintain the stormwater flows to a predevelopment standard.

“As such, it is considered that the proposed development will not increase the flooding risk from stormwater flows.”
