Ripley Road child care centre development planned to include two fast food outlets next to fire station

The state-owned land in a fast-growing Ipswich suburb has been deemed surplus by the government with plans submitted to build a commercial development.

A new development proposed to include a 150-place child care centre and two fast food outlets in fast-growing Ripley is planned to be built on land deemed surplus by the state government next to a fire station.

A development application has been lodged by LRP Developments No. 5 Pty Ltd for land at 338-350 Ripley Road.

The 8467 m2 site located within the Ripley Valley Priority Development Area would be cleared of vegetation to make way for the proposed buildings.

The development land adjoins the 24-hour Ripley Fire Station.

“The registered landowner is the state of Queensland (represented by Queensland Fire and Emergency Services),” the application noted.

“(The land) is surplus to the needs of the state for the purposes of emergency services.

“As the property was allocated for a fire station this use is reflected within the approved context plan, which nominates the site as being for ‘emergency services’.”

Plans include the child care centre on the eastern side of the property and two separate fast food premises with drive-through facilities.

The developer stated this would create a “non-residential bookend” at the northern end of Ripley Road and the site is 400 metres from the Cunningham Highway.

The land is just south of the Cityhope Church and an existing service station with a McDonald’s, Domino’s and The Foodary.

“The two fast food premises that are proposed along the Ripley Road frontage are intended to accommodate national/international fast food brands,” the application noted.

“The proposed child care centre will provide long day care services for up to 150 children from 0 to 5 years of age.

“The building has 1,110 m² of gross floor area and an additional 1,213 m² of external play area.

“A total of 80 carparking spaces are provided throughout the development

“Of these spaces, 36 are provided for the child care centre.”

It is proposed the child care centre will operate from 6.30am-6.0pm Monday to Friday and the food outlets 24 hours a day.
