A popular residential community at Springfield could soon be home to dozens more families, with plans for the first of six medium density neighbourhoods given the green light.
A development application for 68 luxury, two-storey townhouses and a large communal space at Brookwater’s Dress Circle has been approved by Ipswich City Council.
Property development group Azure, partnering with Springfield City Group in the build, lodged the application for 7005 Brookwater Drive on June 1.
Springfield City Group Brookwater general manager Nick Kostellar said construction of the townhouse project, Seasons, was likely to commence early next year and be completed by April 2023.
Seasons residents will have the option of seven townhouse designs, with each unit comprising either three or four bedrooms, as well as multipurpose rooms, living areas, and a private courtyard.
A communal open space, including a new swimming pool, spa, gym, lawn space, and dining and sun lounge area, will also be provided.
Land homesites will range in size from 500 to 1000 square metres across the precinct, and will cost between $630,000 and about $800,000 to buy.
The median purchase price for a property at Brookwater is currently $914,393.
This figure comes after a property in the area sold for a record-breaking $2 million in February, which was closely followed by a property sold on Monday for $1.9 million.
About 3300 people already call Brookwater home, most of whom are couples and families, with a smaller percentage maturing couples and independents.
More than 120 resident car spaces will be provided at Seasons within private garages, an additional 66 as tandems within the driveways of each dwelling, and a further four visitor spaces at the front of the communal facility.
As well as 68 two-storey terraces, Seasons is set to include a wellness facility, 25-metre swimming pool, sauna, streamroom, and fitness centre.
Dress Circle, Brookwater’s final island of golf course living, consists of 37 hectares framed by the front nine holes of a championship golf course designed by retired professional golfer Greg Norman.
Springfield City Group’s Mr Kostellar said there is plenty more to come for the neighbourhood, with a 10-year plan expected to deliver hundreds more homes for Ipswich.
“(What is next for Dress Circle is) continuation of large land delivery in the marketplace complimented by the built form medium density solutions which Azure are best known for,” he said.
