Massive expansions are underway in western Ipswich, with the latest proposal vying for a major community hub including a new school, medical centre, and shopping precinct to cater to the area’s growing population.
Queensland Residential Estates Pty Ltd submitted a variation application on Monday to accommodate their plans to build a new primary school and shopping precinct at 929-991 Karrabin Rosewood Road, Thagoona, as part of their Lennium-Thagoona Master Plan.
The application follows their application in June last year for 433 new residential lots at 993-1049 Karrabin Rosewood Road – which is currently in the information response period and awaiting council approval.
The new application is designed to facilitate residential expansion plans with a 15.049ha site dedicated to a potential new primary school and community centre.
The community centre would include a new hotel, tavern, Coles supermarket, service station, medical centre, fast food outlets, and indoor recreation.
In addition, the application proposes 541 parking spaces – including nine disabled parking spaces, six motorcycle spaces, and six click and collect bays.
Plans for the primary school are less developed at this stage, with the report outlining a potential new access road to be built depending on whether the school goes forward.
A planning report, prepared by Landpartners, states “the proposed major neighbourhood centre is strategically positioned at an easily accessible and high-profile corner site centrally located within a high growth corridor”.
“The market potential and growth outlook for the proposed development is strong, given the rapid population growth forecast for the area.”
An economic impact assessment, prepared by Macroplan, said the area was projected to expand from over 10,000 residents at mid-2021 to over 20,000 by 2031.
It said the development would provide local job opportunities throughout construction, and also after the centre’s completing – “particularly for young employees”.
The assessment also noted the development would reduce residents’ need to travel for work and community facilities.
The application is currently in the confirmation period, and awaiting approval.
