A new development application has been lodged for a popular Australian hardware store in Springfield which is adjacent to the Centenary Highway.

The application report for the warehouse space was sent to the Ipswich City Council on June 22, and prepared by LandPartners Pty Ltd on behalf of the applicant and lot owner Springfield Land Corporation.

The applicant has proposed a brand new Total Tools warehouse with two smaller businesses built underneath the complex at 16 Success Circuit, Augustine Heights.

The 5467 sqm premises is currently vacant and located within Springfield Town Centre adjacent to a self-storage facility, National Storage Springfield.

The undeveloped lots in the town centre are intended to accommodate commercial or low impact industry/warehouse style spaces similar to Total Tools.

The current two-storey development application comprises of a ground level tenancy fronting Success Circuit, and a lower ground level compromising two unknown businesses.

The new 3200.30 sqm ground-level complex will be host to a Total Tools trading floor, storage space, staffroom and an outdoor recreation style staff lunch space.

The two lower-level buildings intended to complement Total Tools will also both have impressive retail showrooms greater than 400 sqm.

The space will be home to a total of 61 car park spaces with five spaces made for trailer parking and nine on street parking areas.

On July 5, the council responded with a request for further consideration to several points.

“The applicant is requested to submit amended proposal plans which include (as far as practicable) building entrances/office space orientated towards Success Circuit and back of house storage towards the rear or side of the development.”

The council’s response raised queries about the ‘built form’, landscaping, carparking, ‘equivalent persons on site’, neighbouring access driveways and stormwater detention.
According to council records, the application remains underway.
