Alawoona St, Redbank Plains units: Azhar Mufti submits development application to build 24 townhouses

A Sydney property developer is seeking approval from the local council to build 24 units on land in Ipswich earmarked for a similar development for close to a decade.

Mufti Group Pty Ltd has submitted a development application to Ipswich City Council to construct the townhouses in Redbank Plains.

The application for the 5962 m2 site at 107 Alawoona Street is signed off by the company’s managing director Azhar Mufti.

“The site is located immediately north of Mountview estate and is a rear lot created as part of a previously approved … application which also created the surrounding residential development to the south, east and west,” the application noted.

The block of land, which is within about one kilometre of two state schools and near the Town Square shopping centre, has previously been approved for a similar development but that lapsed in 2019.

Approval was given for 24 units and to configure the single lot into 17.

“The approved residential lots were completed and registered … however, the multiple dwelling component of the approval subsequently lapsed,” the application noted.

The applicant argued due to the configuration of the subject site, which has a 12.2 metre frontage to Alawoona Street, makes it almost “impossible” to develop it for any other purpose other than for multiple dwellings.

“An informal meeting was held with council on 6 July 2021 to discuss the status of the original development approval and the possible re lodgement of a development application over the site for either the same or similar development outcome; or alternatively the ‘revival’ of the approval through the Planning and Environment Court,” the application noted.

“During that meeting, council confirmed that the original development approval had lapsed and expressed concern about the density of development, if any new development application were lodged for the proposal.

“No other specific concerns were noted other than proposed density, although it is acknowledged that the meeting was an informal discussion only and was not a formal pre-lodgement meeting.”

Each townhouse would include three bedrooms, a garage and carport, with plans also including a communal recreation space for the residents and 12 visitor car parks.
