There was no shortage of big sales in the Gympie property market in 2023, with everything from houses to farms, businesses and development blocks being snapped up, some for eye-watering figures.

Almost $40 million was exchanged in the 10 highest sales region-wide, with the most expensive purchase to-date being vacant land close to town snapped up for $6.5 million.

Blocks of land in growth corridors with subdivision potential took out three of the top four spots.

A motel was the only sale that kept development land from a clean sweep of the top.

The biggest sales took place in a housing market that has held strong despite economic turmoil.

Online property hub realestate.com shows the medium house price at Gympie from November 2022 to October 2023 was $480,000.

This was almost double the median value of $262,000 five years ago.

This 11.6ha block near the Victory heights rail trail was snapped up in April by New South Wales-based company UPG 426 Pty Ltd.

The land sits wedged between Banks Pocket Rd and Old Maryborough Rd.

This 32.4ha block on the edge of the Southside was bought by GTH Resorts No 21 for $5.4 million.

Wide Bay Hwy, Lower Wonga

Sale date and price: $4.4 million, September

This cattle farm situated amid a growing renewable energy hub west of Gympie is likely to become part of the push for green energy after being purchased by Lower Wonga Solar Farm Pty Ltd in September

The 85ha block is located not far from the Lower Wonga substation, which solar farms proposed for the region have been using to connect to the state’s electricity grid.

Sale date and price: $4.15 million, July

The Great Eastern Motel just off the Bruce Hwy at the southern end of Gympie was bought by New South Wales-based group MPVL 3 for $4.15 million n July.

The 32-unit motel had eight years remaining on the lease, according to the advertising campaign run while it was on the market.

Sale date and price: $4 million, September

This 1.55ha block at the Rainbow Shores development north of Rainbow Beach was bought by group Tahmer Pty Ltd.

There is an approved concept plan for a 16-lot subdivision on the block, which included a three storey height limit and is only 2km from the heart of the popular tourist town.

Sale date and price: $3.5 million, February

This farm covering more than 323ha is situated about 10km northwest of Goomeri came into the ownership of Robert Linneth at the start of 2023.

A brick-veneer split level homestead overlooks the property, which is ideal for grazing, hay making or growing legumes.

Sale date and price: $3.4 million, May

Known as the Rainbow Beach Arthouse, this architecturally-designed home was bought mid-year for $3.4 million.

It borders a national park and is situated only metres from the spectacular beach, with views all the way to Fraser Island and Double Island Point.

This 32ha farm nestled between Tuchekoi and Kandanga in the Mary Valley was purchased mid-year for $2.75 million.

The property is wedged between Bergins Pocket Rd and the Mary River, about 30km south of Gympie.

The Shady Rest motel, just off the Bruce Hwy at Gympie city’s northern end, sold early in the year for $2.6 million.

The 3.5 star motel which boasts 18 rooms and a two-storey residence was purchased by Victorian-based Honch Lonni Pty Ltd.

Sale date and price: $2.65 million, May

This 92ha avocado farm 30 minutes north of Gympie secured the 10th highest price for a property in the region this year when it sold for $2.65 million.

The irrigated farm hosts more than 8000 avocado trees and was bought by Weston Agriculture.
