THE Handley family, who built and live in arguably Gladstone's most expensive home, is ready to hand over the keys.

Their six-bedroom, three-bathroom Cormorant Cl house is on the market for $1.99 million.

Handley Surveys general manager Alex Handley said the build was completed around Christmas 2012 and his family had been living in it since then.

"We're heading back to Perth because our head office is based there and a couple of major projects," he said.

"Life as a surveyor... you work yourself out of a job when projects are completed.

"My dad started the company when I was born, so I'm used to moving every four or five years."

When they were building, Mr Handley was approached to be on the TV program, Grand Designs.

John Fieldus, from Ray White Gladstone, has been a real estate agent for 26 years and said it was "by a long shot the most expensive house listed on the (Gladstone) market" in that time.

"When they had it open the other day I went in and my jaw dropped," he said.

Sales agent Jock Gaughan, from Jock Gaughan Property, said the property may be hard to sell.

"These properties are never easy to sell as people who have access to the types of funds needed to purchase are about .05% of the people looking to purchase at any time," he said.
