New childcare centre and townhouses proposed for Clinton

Plans have been lodged for a new 125-place childcare centre and more than a dozen new townhouses in a Gladstone suburb. See the plans.

The Gladstone region could soon have a new childcare centre and 13 new townhouses if a development application is given the green light by council.

A material change of use application was recently lodged with Gladstone Regional Council to build the childcare centre and townhouses over 6 Harvey Rd and 15 Spindrift Rd in Clinton.

According to the planning report the childcare centre would have a capacity of 125 places.

If approved the centre would have a maximum staffing of 19 employees, based upon regulatory child to carer ratios, with centre being operating between 6am and 7pm daily.

According to the plans the childcare centre would include seven “activity” rooms, three sleep rooms, a multipurpose room and an 885 square metre outdoor play area.

The centre would also include staff amenities such as a kitchen, planning room, and staffroom.

According to the document the proposed childcare centre would have limited ability for kerb collection at Harvey Rd with an easement proposed as an alternative.

The child care centre would have a total of 44 parking spaces, 19 for staff and 25 allocated to the centre itself.

The development application comes after plans for a new childcare centre in the heart of the CBD were revealed in November.

Meanwhile in Rockhampton two termite-ridden homes will be demolished to make way for a new 94-place childcare centre off Musgrave St.

Work has also begun to convert a former medical centre into a 90-space childcare centre, with the owner also looking to provide overnight care, catering to shift workers.

As well as the childcare centre, the planning report has renders and details for 13 new townhouses to be built near the centre.

The townhouses would each be two storeys with a maximum height ranging from 7.1m to 7.285m.

The plans show each townhouse would have an open living and dining area on the ground floor level.

On the first floor would be three bedrooms, each with its own ensuite.

The infrastructure would include 24 parking spaces in single garages and carport spaces and two areas have been provided for communal open space.

Each townhouse has also been provided with a minimum private opens space area of 30 square metres at the rear of each property.
