WANTED: $2.3m Warrego Hwy servo centre seeks new buyer

The servo site, which comes with an approved DA, features parking for 115 vehicles and is said to be more modern than the Plainland precinct.

A NEW buyer is being sought for a $2.3 million service centre complex at Helidon Spa after the original developer pulled out.

The highway stop comprising of a servo and five food outlets on the Warrego Highway was approved by Lockyer Valley Regional Council in March last year.

However it was placed on the market before a sod was turned and the land and the development concept are now up for sale.

Remax agent Leigh Hair said the highway stopover was located in a prime position to service travellers before they entered the bypass or drove straight to Toowoomba.

“It’s drawn a fair bit of interest so far but it’s slowed down a bit now because of the lack of motor vehicle movement (during the pandemic) and people putting things on hold,” said Mr Hair.

“But people are interested in this development because of the volume of traffic that goes past there.”

Mr Hair said it was hard to predict a sales outcome in the current economic climate and with COVID-19 driving restrictions limiting traffic.

But when Queenslanders were eventually allowed to drive longer distances again he said it would be perfectly placed to capture light and heavy vehicles.

“Those taking the bypass have to go 42km before they get back on the highway and that’s a long way to go without a quality highway stop,” he said.

Mr Hair said the development application approval was a huge plus for someone looking to start a project immediately.

The design includes a large showroom with the option of multiple food outlets and indoor/outdoor seating.

It will cater for 115 carparking spaces and three drive through facilities on its 16 hectares.

Mr Hair said the new traveller stop would be a more modern version and larger than the stopover at Plainland.
