An iconic venue in Emerald has hit the market, with investors showing interest from all across Australia.

The property at 63-65 Clermont Street, Emerald, is being sold through Knight Frank Rockhampton.

The facility is home to The Irish Village, an Irish style pub, and is tenanted until May 31, 2025 with two five year options.

Commercial real estate agent Adam Kelly said the property had been on the market for two weeks and a number of potential buyers had gone through it.

“We have had a lot of interested parties,” Mr Kelly said.

“There are a few locals that are interested in it but a majority are investors from all across Australia.

“There is a really high demand for any commercial property that is producing income, and that is what The Irish Village is.

“We are just hoping to find a very good owner again as all the previous ones have been.”

The property was described as a “fantastic opportunity” for investors to secure a premium commercial facility offering $286,000.00 pa net rent.

Mr Kelly said it was for sale by offers to purchase.

“I am happy to take any offers to the owner but it will be competitive,” he said.

The property is situated on 2052 sqm of freehold land and consists of a commercial kitchen and bistro, as well as a commercial freezer and fridge.

It has a maximum capacity of more than 800 with an onsite car park and high traffic exposure.

“It’s a nice, iconic, beautiful pub that’s really pleasant to be inside and draws a big number of patrons on a weekly basis,” Mr Kelly said.

“The publican Kim Matthews has turned it around into a thriving and popular pub in the region.

“It’s just a very good place to be in and a great asset for investors and anyone that does have interest in it.”

He said with the sale of the property, the bar was going to operate as usual.
