A TWO-level waterfront house in one of the landmark streets in Noosa Waters has been given a master class in renovation.

Gated from the street with lawn and a pandanus tree at the front, 31 Saltwater Ave comes with central swimming pool, jetty and long water views.

The refurbishment has been carried out over nearly two years using award-winning tradespeople and interior designer Di Henshall.

It was planned as a place to enjoy in retirement, but the owners' circumstances have changed, leaving Cameron Urquhart and Milan Markanovic of Tom Offermann Real Estate to bring it on to the market at $2.395 million.

Finished in white, the house has a front courtyard and wide pivot entry door opening to a travertine-tiled foyer with a contemporary neo-classical chandelier adding to the Mediterranean flavour.

A picture window allows you to look straight through to a water feature just off to the side of the north-facing swimming pool.

The travertine tiles flow through the ground level, while white shutters have been used on the independent access to a good-sized office. A low set of cupboards leaves the office open to a media lounge with picture window and louvres looking to the pool.

Split-system air-conditioning has been used to allow for zoned use, yet ducted air-conditioning and ceiling fans are also installed.

A bright and airy hallway has louvre windows and 4m of sliding doors opening to the pool and courtyard.

Opposite, double sliding doors reveal the guest bedroom or what could be a media lounge.

As well as a two-way bathroom there is a powder room adjoining the shower.

The living areas open up to the waterway in the east.

The kitchen has dark stone tops while an island bench looks out to the media lounge, dining area and two less formal living areas. They are almost outdoor rooms but are under roof.

The outdoor area has bi-fold doors and windows yet it has that come-and-go feel about it. Louvre windows overlook the water while timber decks with glass-panelled fencing maximises the views right around the curve of the canal.

The main bedroom has been extended over the outdoor living area in the north to create a retreat as well as spacious sleeping area.

White shutters stretch about 9m from the gym to the bedroom.

There is a good sized walk-in wardrobe and dressing area while the ensuite has stone vanity tops.
