232 homes proposed for Bargara retirement village

A relocatable home park with more than 200 sites has been proposed to ease housing stress, as new documents reveal how the project would transform vacant land near Bargara’s CBD.

A master planned relocatable home park has been proposed for Seaview Road Bargara, with 232 sites to be built along with a clubhouse, pool, bowling green and tennis court.

Town planners lodged the application on behalf of Seaview Road Developments with Bundaberg Regional Council this month for the project which would transform the vacant land three kilometres from the Bargara CBD and near Palm Lakes Resort retirement village.

The development proposed two and three-bedroom homes, with some to have extensions to accommodate caravans and RVs.

The application, subject to council approval, said the first construction stage would include 27 dwellings, with more to be built in line with demand.

Town planners InsiteSJC lodged the impact-assessable application which said the project would help ease the housing demand.

“Bundaberg, in particular its coastal strip between Elliott Heads and Burnett Heads, is experiencing a surge in demand for housing — to the extent that demand outstrips supply and currently results in housing shortages in all market segments,” the application said.

“Rents and house prices are high and creates unaffordable housing and homelessness.”

According to the application the development would help provide more housing options for retirees.

“Given the ageing population and lack of retirement village options in coastal strip area, the proposal would provide for a need in the area, especially given the current high demand for housing,” it said.

It’s proposed residents would purchase and own their own dwelling and gain access to the extra facilities including the gym, bowling green, tennis court and other recreational areas.

It would have a walkable and drivable design.

The application documents showed a pre-lodgement meeting was held in March between InsiteSJC and council planners and staff.

Concerns were raised by the council that the proposed development would “not represent a timely conversion of land for urban purposes” because the council’s new structure plan for the area was yet to be completed.

“(The) proposed use is beneficial use for the area, but the timing of the proposal is premature at this stage and would instead represent a medium to longer term development proposition,” the council’s meeting notes said.

The application said the development had flexibility in terms of future growth with changes possible based on buyers’ needs.

The site does not currently have access to water, sewerage or stormwater facilities, however electricity will be “readily available upon application and liaison with Ergon Energy”, it said.
