Bundaberg Regional Council has granted an extended approval for a 197-block subdivision to be developed in six stages at Innis Park for Surf Australia Pty Ltd.

The almost 200 residential blocks are mostly about 700sq m in size, but some are 800sq m and others are even larger – one corner block is 960sq m.

Bundaberg Regional Council has granted the extended development approval after the subdivision was first approved in 2008.

It will be developed along Innis Park Road on a 21.85ha piece of land owned by Krishantha Dias Karunaratne, who is listed on the planning approval as the sole director/secretary of the company.

The land is at the corner of Back Windermere and Innes Park Roads and is not currently serviced by reticulated water or sewerage infrastructure, a staff report noted. It is also not far from the beach.

The site has about 577m frontage to Innes Park Rd and 325m frontage to Back Windermere Rd. It is currently covered in sparse, semi-mature vegetation and drains generally to the east by way of a broad and shallow water course feature.

It is also subject to minor flooding near a shallow gully, is located in the Low Density Residential Zone and is affected by a number of overlays, the most relevant being the Flood Hazard Area, Biodiversity (MSES Watercourse Buffer and regulated vegetation) and the Sea Turtle Sensitive Area, the report noted.

The surrounding area to the east is developed with single dwellings on lots of varying size, averaging about 900sq m. To the south the land comprises large undeveloped rural type lots that are included in the Emerging Community zone.

To the west on the opposite side of Back Windermere Rd is a residential subdivision of lots of varying size, averaging about 3500sq m. To the north are large rural type lots that are undeveloped and also included in the Emerging Community zone.

The land shares a section of boundary along the northern edge with Pioneer Brown Park which is a continuation of the shallow gully.

The developer’s request for an extension to the currency period of four years was approved this week.

It is not known when work on the first stage will begin.
