The first look at a $95 million residential, dining and retail development that’s set to change the face of the Caloundra CBD can be revealed before its lodged with council. Here’s how it will look

Renders of a $95m residential, dining and retail development which is set to change the face of the Caloundra CBD can be revealed ahead of it being lodged with Sunshine Coast Council.

Henzell Property Group will lodge the plans next week on a major mixed-use development on a 6000sq m block nestled between Omrah Avenue and Bulcock Street.

The master planned project, called Verre Caloundra, is set to combine high-end dining and retail with owner-occupier living space.

The project will be delivered across three stages with the first being a 39-strong apartment complex, restaurant, and cafe worth $50m.

The second stage will be an apartment tower similar to the first while the third stage will be office space for medical or professional businesses.

Henzell Property Group sales director Marcus Muir said inquiries rates about the property had been huge despite the potential buyers yet able to see any plans of what was to come.

He said the majority of inquiries had come from within a 15km radius of the site in what he labelled as a “gamechanger” for the area.

“There’s been nothing quite like this delivered in Caloundra for some time,” Mr Muir said.

“Especially with land being such a tight commodity, it’s lacked a precinct like this.

“Typically, the model has been holiday letting for resorts, which isn’t what the market wanted. Whereas this is larger units for owner occupiers.”

Mr Muir said the company was in discussions with two well established businesses to take up the tenancy of the restaurant.

“There’s tons of people who want the cafe, we are just making sure it’s the right person,” he said.

“We plan to have a laneway running through the site which will have a funky coffee shop and a high-end restaurant.”

Prices of the 39 apartments will start from $799,000 while six luxury penthouses will start from $2.1m.

Construction on the first stage is set to start by May 2022.

An OGE Architects spokesman said the Verre tower complex would reshape the Bulcock Street landscape and rival the “best urban outcomes achieve elsewhere in the country”.

“The design responds to the significance of the site as a gateway into Bulcock Street and considers the arrival experience for those entering the region,” the spokesman said.

“Overall we are really excited about the creation of a laneway precinct which will become well known in the region and be a positive attraction for the Caloundra area.”

Mr Muir said he anticipated Verre’s first stage would be launched to the market in about six weeks.
