Plans revealed for Oatlands Golf Club seniors village

New details have emerged on plans for a seniors village overlooking a golf course in Sydney’s northwest. Check out the artist impressions for the 155-home complex.

Mirvac has submitted a development application for a controversial seniors development on the Oatlands Golf Club site, labelling the project remarkable and elegant.

Under the plans filed with Parramatta Council this month, the proposal comprises seven buildings ranging from three to eight storeys with 155 independent living units for seniors and people with a disability, a new clubhouse, communal rooftops and a 405-space basement carpark over two levels for patrons and residents.

Subject to approval, the development would sit on 1.6ha of the 40ha site, which is surrounded by low-density housing in a suburb known for its palatial properties.

The homes comprise 141 apartments and 14 townhouses, some which overlook the 18-hole, 91-year-old golf course.

The number of homes was scaled back from March when 193 were originally proposed but generated backlash from residents, the council and federal MP Andrew Charlton.

A design report states townhouses would replace apartments on the southern side of the site to be more compatible with the neighbouring houses on Niblick Cres and Bettington Rd.

The concept design for townhouses states: “An elegant response with wonderful spaces and incredible outlooks” while the curved apartment blocks are described as “highly functional, highly accessible and highly desirable living experience for residents that is inspiring and memorable”.

Another feature of the masterplan redesign is shifting the landscaped communal spaces closer to blue-ribbon Ellis St.

The club’s 1100 members will have a new a cafe, wellness centre, function centre, conference space and pro shop overlooking the existing sandstone shop.

The council and public have been vocal about its opposition to the project, predicting “at least 400 extra cars” would burden the already-congested Bettington Rd.

However, a traffic assessment report concluded the traffic would not have a detrimental impact.

The development is forecast to generate an extra 28 vehicle trips during the morning peak time and 47 additional trips in the afternoon peak. The site was also be deemed close to bus services and Oatlands village shops.

A total of 227 carparking spaces will be provided during construction.

“In light of the foregoing assessment, it is therefore concluded that the proposed development is supportable on vehicular access, traffic, parking and servicing grounds and will not result in any unacceptable implications,’’ the report stated.

Mirvac has also defended its plans to deliver housing in the public interest.

“The proposal will assist Parramatta City Council in relation to achieving its housing targets given that the delivery of these is currently falling behind targets,’’ the report read.

The site at 94 Bettington Rd is near where the three Abdallah children and their cousin were killed at the hands of a drunk driver in February 2020.

The golf club rejected the Abdallah family’s request to build a small garden memorial on part of the greens, but it later emerged the club had plans to develop the site with multistorey units.

The project is worth more than $30m, meaning the state government will determine its future but an independent panel will first review it.
