Batemans Bay’s CBD continues to grow with apartment proposal for Bent St

The CBD of a south coast town continues to grow, with a new apartment complex proposed for the area after the mayor revealed plans to futureproof and transform the region.

The Batemans Bay CBD continues to transform, with a modern residential townhouse complex proposed just weeks after the mayor announced his vision to upgrade and futureproof the town.

Submitted by Meraki Design Co, the $2 million apartment complex for 18 Bent St comes during rapid growth for the closest coastal town to the nation’s capital.

The new proposal, if approved by the Eurobodalla Council, would see five large townhouses built on the block currently owned by the developer.

Each house would include three bedrooms, open plan living, kitchen and dining, bathroom, laundry and a double-car garage, according to planning documents.

The development would also see extensive landscaping works, as well as subdivision of the block into five sections – one for each townhouse.

The $2m proposal comes as Eurobodalla mayor Mathew Hatcher plans to transform the Batemans Bay CBD, with Bent St looking over the main business district.

Mr Hatcher previously told this publication that a CBD masterplan was currently being developed and would include increases to building height limits, more businesses being built, more room for apartment complexes and more.

He said the masterplan also addressed the “major” need for more housing in the Eurobodalla.

The latest apartment plans state that the apartment complex would address the housing need.

“The proposed subdivision and residential development will have beneficial impacts to the Eurobodalla LGA and Batemans Bay locality by promoting the social and economic welfare of the community through the creation of additional housing and contributing to the viability of existing and future centres,” the documents state.

“The development promotes the orderly and economic use of land by providing housing development in the context of a broader Batemans Bay and Eurobodalla LGA.

“Further, the proposal will use existing utility services provided to the site and incorporate environmentally conscious mechanisms in the overall design of the development.”

The new Bent St proposal comes months after a previous development for the same street was approved by the Eurobodalla Council.

This development – spearheaded by former Eurobodalla mayor Neil Mumme’s development firm Instep Management Group – would see a similar residential apartment complex erected in the bay CBD.

A spokesman for Meraki Design Co urged council to approve the application.

“The site is considered to be suitable for the proposed development and will generally have positive environmental, social and economic impacts on the immediate area,” he said.

“The proposal is unlikely to result in adverse impacts on the amenity of the locality and accordingly, the proposal is considered to be in the public interest and worthy of council’s support.”

The $2m proposal for 18 Bent St will remain on public exhibition until November 12.
