Yet another multimillion-dollar vision to redevelop the embattled Balmain Leagues Club site Sydney’s inner suburbs could finally see hundreds of homes, a new registered club and shopping precinct revive the inner west eyesore.

New, expanded plans for 152 Victoria Road, Rozelle, are currently on exhibition through the NSW Planning Department, earmarking the demolition of the graffiti-clad, burnt out shell of the once-popular leagues club.

The $285 million planning proposal would see a 16-storey tower boasting 227 new homes built at the site.

Planners for the developer, Henworth Holdings Group submitted revised blueprints for the masterplanned proposal in August, including a massive supermarket, a revitalised Balmain Leagues Club precinct, retail and commercial offices, as well as apartments ranging from one to three bedrooms.

The planner said the modified proposal would result in “an additional 75 apartments including 59 new affordable dwellings, to be used as affordable housing for a minimum 15 years”.

“A ‘do nothing’ approach would fail to deliver affordable housing and new housing supply that is in significant demand within the Inner West,” the planner said.

“The site’s potential for an inclusive mixed-use development which activates a vacant site within Rozelle would go unrealised.”

The planning proposal also forecast more than 300 ongoing direct jobs.

Originally built in 1957, the Balmain Leagues Club closed its doors in 2010 before multiple fires ripped through the property.

In May 2022, Inner West Mayor Darcy Byrne renewed his call for the building to be demolished following another major fire at the abandoned building.

In September, 2020, the owners of the site were locked in limbo over plans to redevelopment the registered club’s site, which was approved by a State Government appointed panel, after the NSW Government earmarked the location as a possible tunnelling site for the Western harbour Tunnel.

That plan was later scrapped, with the developer launching legal action against Transport for NSW in the NSW Land and Environment Court.
