THE developer behind a new six-storey apartment block approved in the Toowoomba CBD says the structure will be something  not seen in the city before.

Winten and Co Property Sales was given the green light last week by the Toowoomba Regional Council to start working on the 21 metre-tall building on the intersection of Snell and Royal Sts.

Managing director Broc Winten said construction was still six months away while the company attracted interest from buyers, a process that had already begun.

"We're expecting to see some strong interest. We're very confident that in time it's going to come into its own," he said.

"We're a good six months away from doing anything."

Mr Winten said the building's contemporary design, made up of 14 two and three-bedroom apartments overlooking the upcoming Railway Parklands priority development area, would be reminiscent of accommodation in Melbourne or Sydney.

"The units all have courtyards and plenty of green areas. We've tried to create something that's unusual and very different," he said.

"We're looking at taking stuff from Sydney and Melbourne. We want to bring something in that's a bit new."

The process began about two years ago when Winten and Co found the site, and realised the zoning allowed them to go above the two-storey limit that was in place for other parts of the parklands area.

"We fell into that by accident - that wasn't my desired option but I doubt you'd be able to get another site like it for height and density," he said.

"I wanted my site to be looking over those parklands.

"Anywhere else in that PDA area has a two-storey height limit and there are heritage-listed properties everywhere."

The construction and development is expected to cost between $7 million and $8 million.
