Tassie agent says using the REA Group’s online platform was not negotiable in his marketing campaigns

PARTNER CONTENT: Tasmania's top real estate agent reveals properties listed on realestate.com.au sell 44 days faster and achieve 10 per cent higher prices than off-market sales.

Realestate.com.au is responsible for 90 per cent of buyer inquiries in Tasmania and gets homes sold faster, says leading real estate agent Josh Hart.

Mr Hart, who has achieved more than $460m in property sales, said using the REA Group’s online platform was a “non-negotiable’’ in his marketing campaigns and was crucial to delivering the best possible result for vendors.

Through realestate.com.au, Mr Hart said his agency had reduced the time a property spent on the market to just 16 days, compared to an industry average of 60 days.

He said using the online platform could attract a 10 per cent price premium for vendors, compared to properties sold off market.

“The reality is, (realestate.com.au) is where properties get seen,” Mr Hart said.

“More is more – I’m a firm believer that our role (as sales agents) is to get more exposure for our clients and realestate.com.au offers that.

“Ninety per cent of inquiries come from realestate.com.au so unless you use it in your (sales) campaign, you’re not where all the buyers are going.”

In a state severely hampered by a shortage of property listings, Mr Hart said realestate.com.au allowed buyers to get alerts to new listings as soon as they were posted – benefiting both the purchaser and vendor.

With significant buyer interest coming from the mainland, the ability to include video with online listings also offered those interstate the opportunity to see a property in greater detail, he said.
