A FEDERATION-ERA home in Gentle St has set a new record for a property sold at auction in Toowoomba's north-east.

According to RP Data records, the contract on Lillydale at 11 Gentle St, North Toowoomba, settled on Tuesday for $1.53 million, after selling under the hammer on November 4, 2017.

Colliers International Toowoomba's Dominic Ryan said it was the first time the historic home had changed hands since 1969.

Mr Ryan said the sale was indicative of the level of interest and activity that was occurring in Toowoomba's high-end property market.

"It's a positive sign for the market but at the end of the day, it's a great result for a home that's been well-loved and well-restored," he said.

"And it's gone to a family that's going to love it for years and years to come."

The five-bedroom Queenslander combines ornate features like wrought-iron lattice work and pressed metal ceilings, with tongue-and-groove walls, polished timber floors and an abundance of space, as well as in-ground pool and tennis court.

Real Estate Institute of Queensland Toowoomba and Darling Downs Zone chair David Snow said the previous record for North Toowoomba "would not have been in excess of $1 million".

"It was wonderful news from the point of view of the real estate industry at that time of the year," he said.
