Toowoomba developers Wagner Corp, Clive Berghofer ramp up Kearneys Spring subdivisions

Two of Toowoomba’s largest developers will be adding plenty more lots in a growth area of the city, as demand remains strong for new housing.

Two of Toowoomba’s biggest developers have moved forward with plans to create another 120 lots as part of neighbouring estates in a growth corridor of the city, as demand for new housing remains strong.

Clive Berghofer Land Sales and Wagner Corporation are ramping up work on their respective subdivisions in Kearneys Spring, which is continue to sprawl southward as more land becomes developed.

The two developments border each other.

Mr Berghofer and his team were approved by the council last week for 48 lots as part of the next stage of the well-established Kearney West Estate.

“This 350 lot subdivision will eventually span across the paddock from Kearney Street to West Street, and to Nelson Street on the north,” the company said on its website.

“The 10 stages will be developed and sold over a number of years in this popular residential area of Toowoomba.”

The council’s planning department approved the plans after Mr Berghofer satisfied issues around the retention of trees, the supply of a detention basin for stormwater and a new road to meet connectivity concerns.

The council attached more than 100 conditions to the approval as part of the process.

Company director Lynne Lamb commented earlier this month how quickly new lots were being snapped up by potential homeowners.

“It has definitely been a boom, we did three stages (of our Highfields estate) that would’ve been eligible for that grant,” she said.

Meanwhile, Wagner Corp lodged plans to create the second 78-lot stage of its new subdivision further south, which is on a massive parcel of land off the intersection of West and Volker Streets.

According to the report provided by Precinct Urban Planning, the stage will include a new detention basin as part of the work.

“The proposed residential lots range in site area from 600 sqm to 834 sqm with an average lot size of 652 sqm,” the report said.

“The residential lots will be connected to council’s reticulated water supply and sewerage networks as well as the electricity and telecommunication networks servicing the area.

“Stormwater management includes the construction of a new trunk detention basin within the drainage lot.”

Regional distribution centre opens

It comes just a month after Wagner Corp was approved for a “variation request” on the entire development area, which allows them to treat the entire parcel as low-medium residential to ensure a smoother planning process.

Company director Denis Wagner told The Chronicle back in October 2021 the final subdivision was a response to strong demand from buyers for new land.

“It will meet some of the demand — the time is right now, there’s not enough land to meet demand,” he said.

Operational works will also need to be approved by the council for work to start, while lots will also need to be sealed before they can be legally sold to buyers.
