Developer Wagner Corporation puts forward plans for eight-lot subdivision in growth area

A major Toowoomba developer has advanced plans to create a commercial subdivision to host retail showrooms in the southwest corner of the city.
Wagner Corporation put forward a proposal to the Toowoomba Regional Council last week to subdivide a massive six-hectare vacant block of land off Anzac Ave in Harristown, opposite Bunnings Warehouse.
According to report by Precinct Urban Planning, the new lots related to a variation of the council’s planning scheme, called the Carrel Dr Development Precinct Preliminary Approval Document, which was approved back in 2014.
“Access to all lots will be via either Carrel Dr or the new cul-de-sac with no lots taking direct access from the state-controlled road,” the report said.
“All proposed lots will be connected to the council’s reticulated water supply and sewerage scheme as well as the electricity and telecommunication networks servicing the area.”
The subdivision would be broken up in two stages, with a letter from Wagner Corporation to council planners revealing the new lots would range from 3000 sqm to more than a hectare.
“This application is on land in the Specialised Centre Zone, suited to large format retail uses such as bulky goods, showrooms, garden centre, hardware, and trade supplies,” the letter said.
“During the marketing of this land, we have been advised via our commercial real estate agent, that national proponents seek land areas between 3,000 sqm to 12,650 sqm.
“It has come to our attention that Toowoomba’s supply of suitably sized land within the Specialised Centre Zone is limited.”
The application also included a stormwater management plan.
