THE top of the Toowoomba Range is being transformed, with two housing developments set to change the entrance to the Garden City.

Construction work is already under way for the Three Burnage St development, an exclusive housing estate that includes six lots located on Burnage St.

Easily visible to east-bound motorists nearing the top of the Toowoomba Range, the development will ultimately also include the refurbishment of the historic Burnage Homestead.

Gold Coast-based developer and Weldev Group director Adam Webb is bankrolling the project.

He is also bankrolling the Vantage East Toowoomba development close by.

He said the company had been wanting to get involved in developments in Toowoomba calling the city "the best story in Queensland".

"We like to focus our developments on the slightly more exclusive ones," he said. "This is the gateway to Toowoomba and we're expecting nice houses there.

"You've only got to go 200m in any direction and there are some the most magnificent houses in Toowoomba, some selling for $2 or $3 million."

A design covenant in the contract would ensure the houses were of a high standard, Mr Webb added.

The lots are being sold for between $289,000 and $335,000 and will boast stunning valley views and lush surroundings in what Colliers agent Brad Lipp said was unique in Toowoomba.

Civil works were held back by inclement weather but the project will likely be finished by next month.

Just across the street at 20 Tourist Rd the Vantage development is also being constructed.

Described by Colliers International agent Dominic Ryan as a "little community", Vantage will include 16 duplex-style town houses and the jewel in the centre; a stand alone villa.

Mr Ryan said the houses were competitively priced, starting at $549,000.

Mr Webb said construction could be finished by May next year.
