TRANSPORT and logistics companies have started entering the Toowoomba region to cash in on the upcoming Second Range Crossing project.

Council data revealed seven new transport depots were proposed for the region in 2018, including the final development application of the year.

In addition, another five existing developments also sought changes or extensions.

The majority of applications were for sites in the western part of Toowoomba, where the Second Range Crossing joins major linkages like the Gore and the New England Highways.

LJ Hooker Commercial's Mike Stewart said there was no question that transport companies and other allied businesses wanted to take advantage of the bypass, as well as the long-term development of the Inland Rail and the growth of Wellcamp Airport.

"It's not just the TSRC, it's also in preparation with the Inland Rail," he said.

"Both those projects have been there for a while, but the Toowoomba Second Range Crossing is nearly finished and the airport is also open.

"The bigger trucks need better access, and that's one of the benefits of the bypass.

"This is the crossroads for the northern part of the eastern seaboard."

The figures come a few weeks after two industrial properties in the western suburbs of Toowoomba sold for a combined $8 million.

Mr Stewart said he expected to see more transport companies make their move to the region this year.

"We've received a lot of interest from companies to relocate in the Charlton-Wellcamp area," he said.

"Once we've established markets of access, they'll move quickly, either by road, rail or air.

"There is much more to come. It's also because the land is cheaper."
