With apartments from $5m and full-floor, sub-penthouses from $20m, developer Tim Gurner says demand for his new $800m residential development has been overwhelming.

Melbourne-based Gurner Group is set to launch a major $800m residential development in Sydney’s Barangaroo, with apartment prices starting at $5m.

Gurner said the Barangaroo tower in the northern part of the CBD would also offer full-floor sub-penthouses priced from $20m-plus, but the average apartment price would be in the $7m to $9m range.

It is the only residential apartment project to launch this year in the northern part of the Sydney CBD and Barangaroo precinct. It will launch in either the second or third quarter of the year – Gurner is yet to ­decide.

“We have been overwhelmed with the inquiry for this project, well before we have even discussed the launch, and look forward to being able to reveal more in 2025.”

Gurner’s planning submission, lodged almost a year ago, was a modification to an existing development approval. The changes for the 189 Kent St site have now been approved by the City of Sydney.

The site is the final freehold land title site in the broader Barangaroo precinct, which is overwhelmingly occupied by leasehold sites.

The planning modification was primarily designed to maximise the offering of each unit, providing more three-bedroom options and a reduction in total apartments from 125 to 91.

The team has maintained a maximum of one to two residences per level throughout the tower, to maximise resident privacy and create larger floorplates that will deliver on the required level of service, amenity and ­design.

The plans also include two double storey penthouses, alongside a sky pool and terrace, private dining, business lounge, valet and concierge. The price of the penthouses is yet to be disclosed.

The 189 Kent Street project will also include an ultra-luxe wellness area, which has become a signature of Gurner’s residential developments.

FJC Studio will be leading the architectural design of 189 Kent Street, bringing together the developer’s signature aesthetic with the creative flair of the award-winning design ­practice.

Gurner expects the commencement of works on-site this year.

Gurner has a national rollout of projects in Melbourne’s St Kilda, Queensland’s Gold Coast and Port Douglas, as well as Perth, Adelaide, Sydney and Brisbane.
