Channelling the glitz and glamour of the 1920s through bold art-deco design is a new luxury tower planned for one of Brisbane’s oldest inner-city suburbs.

Keylin Group’s $140m Oria project will be positioned in Spring Hill along the key thoroughfare of Gregory Terrace and offer a collection of 113 two, three and four-bedroom apartments and penthouses across 15 storeys.

Elaborate geometric detailing and marble columns within the double-storey lobby set the tone of the art deco stylings, which are carried through the whole design to the 1920s bar within the Level 14 lifestyle space.

Private resident amenities surround the bar on the same level, including a cinema, business centre, private dining room, and lush tropical landscaping that frames the outdoor dining and relaxation areas, with views down to the Brisbane CBD.

The 25m reef-edged pool, located on Level 1, features bold geometries, opulent detail and cool, lush subtropical gardens that create an urban sanctuary from busy city life.

Off-the-plan purchasers will have the choice of interior stylings – either crisp white or a dark green, both of which are accented with gold and black fittings.

The design was conceptualised in a collaboration between MAS Architecture Studio, WILD Studio and Jackson Teece, to ensure consistency across the architecture, interiors, landscaping and location.

More than 60 per cent of the three to four bedroom residences have already sold, proving popular with those in the medical profession and those with children due to the proximity to the Royal Brisbane and Women’s Hospital, St Andrew’s Private Hospital and Brisbane Private Hospital as well as Brisbane’s two Grammar schools.

Keylin managing director Louis Cheung said this reflects the shift towards owner occupiers and prioritises the needs of families in the inner-city.

Mr Cheung, who attended Brisbane Boys Grammar himself as a boarder, said he commissioned the design with the heritage of the city in mind.

“Its design is a homage to Spring Hill’s rich architectural heritage, pairing leading-edge design with a striking and modern Art Deco aesthetic.”

“Spring Hill will always be a special place to me … I used to walk the streets of Spring Hill very regularly,” he said.

“The area has so much character, so much history. From its hilltop position you can observe the city up close, while also feeling set apart. There’s no other place in Brisbane like it.”

Prices start at $619,000 for a two-bedroom unit, $1,275m for a three-bedroom, while four-bedrooms begin at $1.675m.

The project’s name is derived from Victoria Park, which it overlooks. An $83m rejuvenation project is underway to transform the 65ha green precinct into one of Australia’s largest inner-city parklands. One of the proposed main entries to the parklands is located a short stroll from Oria, adjacent to the iconic Centenary Pool.

Victoria Park has also been named as one of Brisbane’s future Olympic venues and will host the equestrian cross country and freestyle BMX events at the 2032 Olympic Games.

It will be the first residential project to be delivered under Brisbane City Council’s new Spring Hill Neighbourhood Plan and was designed with a ‘walk to everywhere’ mantra, with The Tivoli Theatre, King Street dining precinct, and the heritage RNA Showgrounds are positioned nearby.

Australia’s latest Movenpick Hotel will also be built next door to the site, following the same design scheme.

The project will be completed in 2024.
