Yarrawa Glen estate tipped to shrug off falls in regional prices

Regional prices might be softening a little but there are still landmark properties hitting the market with a 47ha estate in Robertson, known as Yarrawa Glen, for sale with hopes of at least $10m.
The estate includes a modern stone four-bedroom farmhouse, which also has a one-bedroom recently renovated “eco house” with views over scenic Kangaroo Valley about two hours south of Sydney.
CoreLogic data out this week found some of the largest regional quarterly falls in house values occurred in the NSW Southern Highlands with prices down 3 per cent. This week a 1002sq m vacant block at 7 Tulloona Ave, Bowral took a price cut from an asking price of $889,000 in January to $650,000 through Mike Whelan of local agents Drew Lindsay Real Estate.
The nearby district of Shoalhaven also experienced a 3 per cent drop, but the largest fall in NSW’s regional areas to date occurred in the Richmond-Tweed region with a 4.5 per cent cut.
“Typically, markets with a higher median value tend to lead the broader market when shifting through different cycles,” said CoreLogic economist Kaytlin Ezzy. “After recording some of the strong value growth throughout the Covid-19 period, each of these areas now have a median house value in excess of $1m.
“As we move further into the downward phase of the cycle we would expect to see this decline in values to spread into more regional areas.”
The vendor of Yarrawa Glen is the founder of fitness label Aktivaal, Lindy Sorensen, with the property to be sold via an expression of interest campaign run by Knight Frank agents Adam Ross and William Laing, in conjunction with Corina Nesci of Drew Lindsay Real Estate.
The farmhouse is adjacent to the national park on the edge of the highlands and is surrounded by rolling pastures, paddocks, rainforest and trail walks.
“The views over the forest and escarpment are amazing,” Mr Ross said. “At the end of the trail you are literally standing on the edge of the escarpment looking into Kangaroo Valley, and it’s whisper quiet except for the birds flying over the top and a nearby waterfall.”
The property is just 10 minutes to Robertson with its artisan food offerings, galleries, designer wine bar and popular pub, and only 40 minutes to the coast.
“It’s perfect for a weekender or a full-time tree-change for those wanting country living with all the trimmings,” Mr Ross said.
Yarrawa Glen has wrap-around covered verandas, a pool, tennis court and a three-car garage, as well as tractor parking.
A recent renovation has produced a shaker-style kitchen with butler’s pantry, designer laundry, double-glazed windows and doors, a separate media room and underfloor heating. There’s also a development approval for an extension above the garage.
The property has paddocks, dams, fenced and raised vegetable gardens, a palatial chicken pen, 10 kilowatt solar system with Tesla battery, machinery shedding and a main shed.
Mrs Sorensen said she was selling the property to return to Queensland with her four children.
“Following Covid I wanted to be closer to my family in Queensland, and I believe there will be better opportunities for my fitness label Aktivaal there, so we are relocating up north,” she said.
