Kratzmann family pays $27.5m for freehold interest in NRMA Agnes Water Holiday Park
A couple who sold their caravan retail business four years ago have realised their dream and bought a beachfront central Queensland holiday park in a renown tourism hotspot.
A Brisbane family who sold their caravan retail business four years ago have realised their long held ambition to own their own absolute beachfront holiday park as demand for regional Queensland leisure assets goes from strength-to-strength.
G & R Kratzmann Property Investments paid $27.5m for the freehold interest in NRMA Agnes Water Holiday Park, south of Gladstone, following an expressions of interest campaign steered by CBRE’s Paul Fraser and Dillon Murphy.
Gary and Ann Kratzmann started Kratzmann Caravans in 1987 in Brisbane’s northside before selling to ASX-listed Apollo Tourism and Leisure in 2017 for $15.5m.
Mr Kratzmann said it has always been an ambition to own their own caravan park
“I feel privileged to be able to secure one of Australia’s best caravan parks, that my family will enjoy for generations to come,” he said.
Operated by NRMA Parks and Resorts, the asset boasts a variety of accommodation options for holiday goers including caravan sites, cabins, villas and camping sites, across a total of 133 lots.
The 3.57ha freehold property was previously owned by Dan and Tosh Murphy, who through their Australian National Homes and the 1770 Group, have been pioneer developers in the region.
The site changed hands with a new, triple-net 35-year lease to NRMA Parks and Resorts.
Over the past two years, Agnes Water has become one of Queensland’s most recognised and popular tourism destinations. With tourism growth in excess of 100 per cent year-on-year, it was a recipient of Top Small Tourism Town in Queensland 2021 status from the Queensland Tourism Council.
Mr Fraser said the campaign generated a record level of market interest with more than 280 inquires.
“This signifies the true strength and substantial level of demand for high-quality regional accommodation assets in Queensland,” he said.
“Given the significant logistic barriers for people looking to travel overseas, domestic travel has become the trip of choice for many travellers looking to explore their own backyard. This has led to continued strong performance in the drive-markets across regional Queensland.”
