Surf’s up at $5.8m for last-minute Yamba triplex purchasers

The likely winter-induced listings hibernation is not far off, but the weekend’s stellar auction results were distinctly beachy, highlighted by a sale at northern NSW surf town Yamba.

The likely winter-induced listings hibernation is not far off. But the weekend’s stellar auction results were distinctly beachy, highlighted by a sale at Yamba, the northern NSW surf town.

They had been riding their bikes around the town, saw the open home and then stood in the auction crowd to watch.

“As we paused for negotiations, they came over and asked to register, then bought it,” Ray White selling agent Daniel Kelly said.

“It was the first time they’d seen the property.”

Interest had come from holiday home seekers from Brisbane, Sydney and Melbourne, with 5245 page views on realestate.com.au.

Some 55 parties attended inspections during its five week marketing campaign. There were six registered bidders, with four active at the auction.

He said the buyer couple knew the town well.

“They are cattle farmers who split their time between here and Guyra,” Kelly says.

“They have adult children who will share it.”

Ocean St’s top sale was $7m across the road on the oceanfront side in March last year, through Kelly.

Bondi shines

A newly built suburban beach house at North Bondi was the priciest weekend auction listing, with home builder Bill Clifton and his wife Kate accepting $10.7m pre-auction through PPD agent Alexander Phillips.

The Anthony Gill-designed home was built with brick masonry and corrugated translucent fibreglass privacy screens on the 417sq m Glenayr Ave holding.

The freestanding two-storey home was marketed as a private wellness sanctuary.

The building block was bought in 2020 for $3.44m with the works costings given as $2,193,000.

The property has been shortlisted for the upcoming 2024 AIA NSW Architecture Awards, which will be announced in June.

While still very respectable, Sydney’s 72.7 per cent preliminary clearance rate ended Autumn at its lowest year to-date level.

Hot auction market

CoreLogic research director Tim Lawless noted a 71.5 per cent national preliminary weekend clearance rate, with the continued high auction volume running 7 per cent above the five-year average.

Canberra had the weakest capital city success rate at 59 per cent, but it included a $6.1m sale in Forrest, just two blocks away from Parliament House.

The five-bedroom, three-bathroom home sits on 2570sq m at 4 Sorell St.

The marketing campaign through Blackshaw Manuka agent Andrew Chamberlain attracted 2138 page views on realestate.com.au for the residence, which was extended in 2010.

It has 13 sets of French doors overlooking the gardens, which have a solar heated pool with gas heating back-up.

With a 71.2 per cent preliminary clearance rate, Melbourne moved through a fourth week in which more than 1000 auctions were held, running 24 per cent above the previous five-year volume average for this time of the year.

Treasurer’s treasure

Former treasurer Josh Frydenberg and wife Amie have sold their Hawthorn house at an undisclosed price after it was passed in on a $3.61m bid.

The four-bedroom extended 1920s house had come with a $3.5m to $3.8m price guide, while attracting around 12,000 page views on realestate.com.au.

The Goldman Sachs’ Australian and New Zealand chairman purchased the residence in 2011 for $1.76m, a year after becoming the member for Kooyong.

There was just one bid for the home.

Buyers agent Mal James noted there was a shallow buyer pool for much of the prestigious Melbourne stock.

He said 40 per cent of the 39 weekend auctions his agency attended had no bidding.

“However, when you hit the mark with an A-grade property, then it can still fly,” James advised.

That was the case in Kew, with a $8.6m sale which was Melbourne’s priciest result.

There were three bidders who took the price past its $6.75m on-the-market declaration.

The buyer was bidding while in China, Stockdale & Leggo agent Tim Romeril advised.

The Glen Iris home of alcohol industry veteran Peter Sinclair and his wife Rachel sold at its hastily organised Friday night auction for just over $7m, with four bidders participating.

The Edwardian five-bedroom, four-bathroom residence come with a $5.9m to $6.4m guide through Rae and James Tomlinson of Marshall White, who had been conducting an expressions on interest campaign.

The Goslings sold

There was a sale at the recent private auction of The Goslings, a 40ha Flinders oceanfront estate on the Mornington Peninsula, which was listed as a mortgagee in ­possession offering by RMBL Investments.

The proprietor of the trophy acreage, KD Misquitta Investments, is directed by Darren Misquitta, an embattled childcare entrepreneur.

There has been no price disclosure from Peninsula Sotheby’s, who issued a $12m to $13.2m price guide.

It was listed for sale at $23m last September through Zed Real Estate.

The Goslings was purchased for $9.32m in 2016.

The whisper is the buyer will emerge as the Rees family-backed property maintenance and investment company Sietel Group.

Secret sale

There is speculation about the confidential off-market sale of a luxury South Yarra home.

Its information memorandum had the five-bedroom, five-bathroom Walsh St home offered through Kay & Burton at $18m to $18.9m.

When contacted, Ross Savas, Nick Kenyon and Jamie Mi declined to comment on the listing or mooted sale to a very well-paid solicitor.

It last sold in 2017 for $11m.

Meanwhile tile tycoon Frank Walker and wife Rhonda have listed their Domain St, South Yarra compound with hopes of a $10.5m to $11.5m sale at its June 19 private auction.

Heritage opportunity

Stokesay, a heritage-listed home designed by JFW (Frederick) Ballantyne as a seaside home for merchant ArthurPOnians and his wife Amy in 1922, has been listed for sale.

The Seaford, Victoria property is one of the most intact examples of the Walter Burley Griffin’s patented knitlock construction system undertaken by Ballantyne, who was an articled pupil of the acclaimed architect.

It was voted Australia’s Prettiest Home by Australian Home Beautiful in 1925, given the beauty of its artisan craftsmanship.

The vendor purchased the home in 1999 for $336,000 to preserve it on its 3182sq m site opposite the beach and backing onto Kananook Creek.

Stokesay is being offered through Tim Brown and Paul Castran at RT Edgar for only the second time in 102 years.

The guide is $2.2m to $2.4m.
