Rokt co-founder Ben Voltz lists Toorak home

Rokt co-founder Ben Voltz and his wife have been quick to list their Toorak home, after spending $50m on a Point Piper property.

Ben Voltz, the Melbourne-based co-founder of e-commerce marketing technology company Rokt and his wife Briana have been quick to list in Toorak following their $50m purchase in Point Piper.

Their Toorak Ave house appeared on realestate.com.au on Friday afternoon with a $7m to $7.7m price guidance from Antoinette Nido at RT Edgar. The 1920s brick home sits on 962 sqm with north-facing gardens landscaped by the City Gardener with a pool.

It secured an impressive 2300 page views over the weekend.

Voltz, who is also the co-founder of the off-market property platform NOKK, bought the property for $5.6m in 2017.

Toorak’s priciest current offering is reputedly testing Victoria’s $80m house limits, with the listing of the luxury Macquarie Road house of Sri Lankan-born fashion executive Suzy Lord, whose London-based husband, John, chairs the automation platform Neota Logic.

But a telltale buyers agent advised it had already been for sale off market with $82m hopes since November last year without success through Forbes Global.

The crypto casino boss Ed Craven’s $80m purchase of a nearby St Georges Road estate has held the state record since 2022.

The Sydney-born Voltz has bought Notrella, the 1904 Queen Anne Federation Point Piper home, in the biggest Sydney sale of the year, from the Coolmore Australia boss Tom Magnier who had been seeking to offload since last November. It had been modernised by Michael Bell Architects.

Lux car dealer to offload

Melbourne car dealer Nick Theodossi has listed his whole-floor Docklands sub-penthouse with a $10m to $11m price guidance through Sam Wilkinsonand Tim Blackettat Kay & Burton.

Spanning the 37th-floor of Mirvac’s Array Tower in Yarra’s Edge, the five-bedroom, five-bathroom apartment enjoys sweeping views of the city skyline, Yarra River and Port Phillip Bay through floor to ceiling glass.

It has two fully equipped kitchens, a double-shower ensuite with a steam room anda two-way fireplace.

There is a six-car garage with three extra parking spaces.

Theodossi purchased it off-the-plan in 2012 for $6,141,270.

Big deals in Harbour City

The nation’s top notified weekend sale came pre-auction in Darling Point, where $11,250,000 was paid for a duplex apartment with views to the Harbour Bridge and Opera House.

The three-level four bedroom, five bathroom Hampden Ave apartment sold auction-eve through Colliers agents Nelson Dueza andPaul Ephron,in conjunction with Max Spartalisof Krulis Residential.

It was listed by Macquarie Street dentist David Dunn and his wife Anne, who bought it in 2019 for $6.8m from Karen Wolf, widow of Frank Wolf, the founder of property group Abacus.

There had been 49 groups through, showing the depth of the eastern suburbs downsizer market.

A tightly-held Clontarf beachfront home sold under the hammer for $9.75m, having come with an $8m to $8.8m guide through Jake Rowe at The Agency.

The 1152 sqm holding at 8 Sandy Bay Road last sold for $60,000 in 1977. It attracted four registered bidders with three parties competing.

Top end trending down

Sydney recorded a preliminary auction clearance rate of 76.2 per cent, down from 76.8 per cent in the week prior.

“Preliminary clearance rates across Sydney have held above 75 per cent through the year to date and finalised clearance rates have been consistently above 70 per cent,” said CoreLogic’s Tim Lawless.

But, analysis by Competing Bids confirms the top end is not as strong as the overall market.

There were 37 luxury Sydney weekend auction listings seeking $5m or more with just seven sales notifications.

Mosman had seven of the priciest listings, topped by an $8.7m sale through Jonathon De Brennan and David Grantat De Brennan Property.

It had last sold for $5.2m in March 2017.

Vendor Cameron Stanton, the founder of mining company Authium, had secured approval for a six bedroom, six bathroom Corben Architects-designed home for the property, but decided not to proceed.

There was heightened interest from rival agents at the on-site Cyprian Street auction as they sought out the underbidder identities.

Several Mosman listings had their weekend auction date pushed back, including Kilcreggan, a Federation mansion listed by former Macquarie Bank executive David Adams and his wife Elizabeth.

Built by shipping merchant and politician William Scott Fell, the 2000 sqm Parriwi Road property has a tennis court and pool with views of the heads.

It last traded for $730,000 in 1986.

It is now scheduled for an April 6 auction.

Quiet week in Melbourne

Melbourne’s preliminary clearance rate dropped below the 70 per cent mark for the first time this year, according to CoreLogic. The 66 per cent total came on the Labour Day long weekend, when Melbourne recorded a sharp drop to just 457 auctions, compared with 1352 in the prior week.

The guidance had been $3.3m to $3.6m.

It was built after the 646 sqm site was purchased for $1,198,000 in 2020. Cordell Build puts is construction estimate at $742,500.

Across the nation

The combined capital cities preliminary auction clearance rate sat at 72.8 per cent, a small rise on the prior week’s 71.8 per cent, which was revised down to 67.5 per cent once final results were tallied.

Tim Lawless noted the lift was driven by the smaller capitals, especially Adelaide, where 83 per cent of listings were sold, up from 69 per cent.

The top Adelaide sale was 44 Palmerston Rd, Unley, through James Robertsonat Ouwens Casserly for $2.7m.

The 1900 sandstone villa, on the market for the first time in six decades, attracted 8700 page views on realestate.com.au.

Brisbane saw $2.2m paid for the three bedroom Queenslander house at 66 Elliott Street, Clayfield, through Ray White agent Nick Kouparitsas. The 1925 home on 810 sqm last traded in 2002 at $425,000.

The top sale in Canberra was of a three-bedroom house at 39 Creswell Street, Campbell, sold for the first time since its late 1950s construction at $1.56m.

Perth saw its port city secure a $1.48m sale of the four bedroom three bathroom 1970s home at 216 High Street, Fremantle. There were three registered bidders with two active when it was offered through Noel Rogersat Ray White.

“The buyers own a Broome pearl business,” Mr Rogers said.

The auction with the highest number of bidders was in Adelaide’s northeast at Newton, with 24 bidders seeking the three bedroom home at 28 Richland Road.

Its Ray White agent Joe Hibeljicsold it for $985,000 to a first homebuyer aged in his 50s.
