Open season for agents behind Gold Coast’s biggest listing

This sprawling Gold Coast trophy home has been languishing on the market, but now several agents are competing to make the sale of a lifetime.

A Gold Coast mansion that has been languishing on the market is getting a rejuvenated campaign, with several agents competing to make the sale after an “exceptional offer” fell short six months ago.

Nello Margo, principal of Perth-based agency Prestige International, and Gemma White of Professionals Vertullo Real Estate have both signed on to help find a buyer for 26-34 Knightsbridge Pde East at Sovereign Islands, a massive waterfront mansion with six bedrooms, nine bathrooms and 12 car spaces.

They join Amir Prestige agents Mitchell Booth and Amir Mian, who took over the listing midway through last year.

The owner of the European-inspired property, Perth-based Riccardo Rizzi, said any offer of $40m or above would be considered. An offer of $38m was brought forward by Christie’s Prestige sales director Alex Caraco six months ago, which Mr Rizzi said “was very good” but “a bit short”.

“I feel incredibly optimistic,” Mr Rizzi said. “I’m in no hurry to sell the property.

“Contrary to popular belief that property prices are declining, my experience and research show unique properties are still seeing increases.”

Mr Margo said he would be taking the property to his international client base. “It’s a house that needs to be comprehended internationally and represents good value,” he said.

A relaunch event is being planned to target potential buyers in Australia and abroad, likely to be similar to the star-studded kick-off of the marketing campaign’s third interaction in 2022.

Former Miss World Australia and Survivor star Sarah Marschke, Olympic gold medallist Emily Seebohm and African Australian actor Suzan Mutesi were all in attendance in January 2022, with the guest list hand-picked by celebrity publicist Max Markson.

The then-exclusive campaign was led by Mr Caraco, with any buyer not only walking away with a $50m estate but a Bentley Continental GT V8 and a 16.8m Princess cruiser.

The exclusivity agreement has now expired and the add-ons are no longer part of the marketing.

The fresh campaign follows the record-breaking sale of Bellagio La Villa at Tallebudgera Valley for $42m, setting a new top price for real estate in the Sunshine State.

Mr Booth said he believed the result would reinvigorate the top end of the Gold Coast market.

The home dubbed Villa Vittoria was designed by Brunei royal family local architect Bayden Goddard. Bought in 2013 for $5.3m, it was listed for the first time in 2019, with a price guide of $40m.
