A Brisbane property that once housed one of Queensland’s prized racehorses has been revamped and is on the market.

The modern American-inspired Caulfield Estate at 38 Newmarket Street in Hendra was recently placed on the market after a renovation by local developers.

One of the state’s most celebrated thoroughbreds, Bore Head, was stabled at the property in the 1960s as the home once belonged to the colt’s trainer. The awarded stayer won several of the country’s top races, including the 1963 Queensland Cup, the Caulfield Cup in 1965, the 1967 Australian Cup and the Doomben Cup the same year.

The Hamptons-style interior has several living spaces that encourage indoor-outdoor living. Additions include coffered ceilings, solid blackbutt timber floors, handpainted custom joinery and Pacific blue antique marble external paving around the pool.

The stables have been converted to a pool house for entertaining and guests, complemented by a kitchenette, bathroom and living space.

Place Ascot director Patrick McKinnon expects the property to set a suburb record, with the expressions of interest campaign running a price guide of $3.6m to $3.8m.

“We almost sold the property off market three times but we tried not to,” McKinnon says. “Now it’s going off. We’ve had strong interest.”

Brisbane’s prestige market has been booming through the COVID-19 pandemic, boosted by the city’s attractiveness to expats and southern buyers ready to return home or make a sea change.

Ray White New Farm director Matt Lancashire says confidence is spreading through the city’s top-end housing sector. Lancashire recently has sold more than $30m worth of real estate. One of those deals was the long-anticipated sale of Hamilton riverfront trophy home Balaam. The contemporary home, which at one time was Brisbane’s most expensive property, sold for an undisclosed price to a local developer after it languished on and off the market for two years.

Balaam’s sale followed the recent settlement of the classic landmark Windermere at 14 Sutherland Avenue, Ascot, for $13.5m and the near settlement of another property to be finalised soon around the $10m mark.

Lancashire recently listed a Hollywood-inspired art deco mansion within the sought-after suburb of Ascot at 68 Kitchener Road. It recently had been completely rebuilt with inspiration from some of the world’s leading hotels.

The grand estate’s interiors were styled in a nod to fashion designer Ralph Lauren. Showcasing Hollywood glamour, the five-bedroom home has a crystal chandelier in the foyer.

Homeowners Eric and Sarina Lau, who own Brisbane’s Bacchus at South Bank restaurant bought the home at auction in 2013 having fallen in love with its soaring high ceilings, solid structure and great location.

But in Brisbane it is not just detached housing being transacted. The first residential tower in the $3.6bn Queen’s Wharf Brisbane development is 91 per cent sold out after eight months on the market, with three-quarters of interest in the luxury apartments coming from locals.
