One of these bespoke harbour view apartments could be yours – for $60m or more
The luxury of these bespoke Circular Quay sub-penthouses is matched only by their breathtaking views.
The towering height of the six sub-penthouses in Lendlease’s One Circular Quay apartment block led its European-born interior designer Daniel Goldberg to create alternate interiors to the rest of the apartments in the 58-level tower.
Already one of the six full-floor sub penthouses has been taken off the market in favour of a $61.7m buyer but the remaining five properties – positioned below the sprawling three-level penthouse which features a rooftop infinity edge pool overlooking the Harbour – remain on the market.
All six sub penthouses – situated from levels 50 to 55 with prices starting in the low to mid $60m range – have their own private dedicated lift providing two entries into the unit.
The sub penthouse apartments feature two winter gardens, studies, lounges, a secret book niche, and a home bar – and each four-bedroom apartment has a slightly different interior scheme. Two colour palettes are offered – one light and golden to mimic the light outside, and one slightly darker. “It’s a palette of well over 10 finishes and amazing stones from Europe,” says Goldberg, the founder of State of Craft design studio, speaking from his Ottawa base.
Goldberg has created the interiors for world-renowned projects including The Residences in London’s The Shard Tower, and says the 500sq m full floorplates of each apartment – replete with 360-degree views – are slightly different but all the key rooms are deliberately united by European stone.

“The design is akin to a high-end hotel, the master suite has the feel of a private spa, with a free standing marble bath, a master wardrobe which is highly bespoke, with secret boxes, and spaces which open up and surprise you. The spaces feel highly crafted and give you a sense of warmth and comfort,” Goldberg says.
“The building is fully glazed and essentially square, the full-floor plates have 360-degree views. There’s something quite amazing that you can come home at that level and height and see the light changing from the soft light in the morning.”
The 158-unit apartment tower designed by the late award-winning architect Kerry Hill, is part of a $3bn development Lendlease is undertaking with Mitsubishi Estate, with completion scheduled for late 2026. It is now 77 per cent pre-sold.
“There’s roughly four, five, six types of stones used in each unit, each apartment has its own distinct expression and feel, and almost all are the same layout,” Goldberg says.
Stained European oak has been used throughout on the timber screens, and the master bedroom suites occupy the entire western facades of the floorplates. Three additional bedrooms are located to the south and there’s an additional study also to the south.”
Portuguese and Italian limestone as well as Greek marble have been used on the flooring, with Goldberg describing them as “colourful, dramatic and unique stones”.
“What is common for both is the main floor stone connects the key spaces whether it’s the arrival, dining, living and kitchen and it flows into the winter gardens, that express our generosity, the wonderful stone for the floor, for all the key spaces that have a commonality.
“We are complementing that with wood panelling, with special timber screens, curved details which echo the softer harbour coves and give a sense of fluidity,” he says.
“We didn’t want to make this about what is trendy in 2023 and 2025, we wanted to make this about what is supremely comfortable and timeless and make it feel connected to its location and height.
“We wanted to be mindful in our design of the orientation so you can enjoy the winter garden and enjoy the rising sun … we wanted to tap into the full spectrum of how the light changes.”
Lendlease Development chief executive Tom Mackellar says the full-floor residences at One Circular Quay are completely bespoke and unmatched. “Working with visionary partners like State of Craft, we’ve placed special attention on craftsmanship and detail, designing modern, calming spaces that optimise the 360-degree views.”
